How Long Do Metal Roofs Last

How long does a tile roof last? | Sharpe Roofing University

When it comes to metal roofs, there are two standard options to consider. The first is a standing seam roofs. A standing seam metal roof is when the metal panels are locked together . This type of new roof is usually more expensive and, as you might imagine, has a longer life expectancy. Not only does the seaming allow for the roof materials to easily expand and contract in weather, but it also typically includes a finish that protects the panels from the elements and fading.

The second type of metal roofs is called a screw-down panel roof, and its exactly what it sounds like. The metal panels are screwed down, leaving the fasteners exposed. These panels dont typically include the finish that protects from signs of age or weather damage. A properly fastened roof is essential as panels that are dislodged by wind could be dangerous. Wind that gets underneath any roofing material can do damage quickly and reduce the lifespan of your roof.

So, just how long does a roof of this kind last? A standing seam roofs last between 30 to 50 years, with a warranty that usually covers the first thirty. To ensure you get the last 20, regular maintenance is advised.

Not sure if your metal roofing system requires roof repair or replacement? Here are a few signs that your type of roofing may need help:

Signs You Need To Replace Your Underlayment

Tile roofs can be tricky and knowing when its time to replace your underlayment is especially difficult since it is hidden by the tile. The best way to stay ahead of damage is to have regular roof inspections done by a professional. However, if you want to perform frequent inspections yourself, there are some things you can look out for that indicate your underlayment needs replacing.

The clearest sign that your underlayment may need replacing is if youre experiencing roof leaks. If this is the case, professionals look for signs that the underlayment has become brittle, or is dried out, curling, or shrinking. If your underlayment is in good condition but you still have leaks, its possible that it was not initially installed correctly.

Over time, underlayment will shrink due to heat exposure and if improper overlap was done during install, it is rendered virtually useless. If water leaks arent easily visible, another thing to look out for is water staining on the eaves of your roof. If you notice water stains, this is a good sign that water is settling underneath your roof system and your underlayment is defective or damaged.

If you do not have exposed eaves on your roof, you can check for water staining in your attic. Simply use a flashlight to inspect the ceiling of your roof for any possible water infiltration caused by a faulty tile roof underlayment.

Wood Shakes And Shingles

The wood shakes or shingles make a home have a more rustic and natural feel to it. Wood shakes are made out of cut cedar, pine, or spruce, and these wood shingles can last up to 30 years. While these are a viable option, it needs ongoing care as it can be more exposed to mold, fire, termites, and other storm damage.

How Long Does A Tile Roof Last

A tile roof built using todays standards and guidelines should last a minimum of 15 years with most lasting up to 30 Years. There are a lot of determining factors such as environmental and what underlayment is used. Phoenix has a unique climate and you need to make sure the underlayment you choose will stand up to the heat and the rapid temperature changes we experience during the summer Monsoons. Another important factor is pests such as birds. Nothing will ruin your roof faster than the acid in bird droppings. The best advice I can give a homeowner is the moment you see birds nesting on your roof, you should get them off as quickly as possible before they nest and consider your roof their home. If you have a bird problem already, call in a bird removal expert they cost a lot less than a new roof.

Roof debris is another item that will shorten the life span of your roofing system. Keep trees and leaves off of your roof. Roofs are designed for water to flow down and off quickly. Debris, especially in the valleys, can prevent water from flowing and create a water dam. Water dams can allow water to back up and flow under the roof system, causing a leak. See Nuts and Bolts of a tile roof for more information. If you use a quality underlayment and keep your roof clean from pests, debris and tree limbs, your roof could very well last 40 years or more before it needs to be replaced again.

The First Question That Needs To Be Answered Is Can This Roof Be Repaired

Tile and Slate Roof Underlayment

The condition of the tile, underlayment, flashings, and how the tile is fastened are all important factors. For example, deteriorated or brittle underlayment can be prohibitive of repairs. The waterproofing of a tile roofing system is the underlayment, so if the underlayment is compromised, then your roof is susceptible to leaks. If you are experiencing leaks or other roofing issues and repair is not an option, you can choose between replacement or restoration.

Tile Roof Design For Longevity

As previously mentioned, tile roofs are heavier, stronger, and are not affected by sun rays. This makes tiles a better roof for hurricane resistance, hail, and overall weather exposure.

Tile roofs are also shingled, meaning the tiles overlap each other so water never enters the top of the tile.

However, while shingles are made to be waterproof, tiles are not. There are many cracks in tiles which allow small amounts of water to get underneath.

Water entry below the tiles is by design, though. We just need to ensure water entry is kept to a minimum.

Furthermore, we need to ensure our roof underlayment is in good condition. The more we can protect the underlayment and complete a great install of the underlayment the better!

How do we protect the underlayment?

  • Keep a watchful eye for roof leaks.
  • Climb in the attic if you are capable.
  • Keep up with the roof maintenance mentioned above.

Why Do I Need Underlayment If I Have Tile

The tiles, while being largely waterproof, do not prevent all water from reaching the roof deck. Without an additional waterproofing layer your roof would have many leaks. There are many areas on the tile roof where water typically can find its way beneath the tile. At the ridges, hips, penetrations for your water system venting and gable ends and also sometimes between the tiles themselves.

How Much Does It Cost To Replace The Underlayment Of A Concrete Tile Roof

If youve determined that its time to replace the underlayment of your concrete roof, this is likely one of the first questions youll ask. The cost for replacement depends on a few factors, including:

  • The underlayments current condition
  • The intricacy of your concrete tile roof
  • The number of tiles that will require replacement in the process

The estimate for replacing a concrete tile roof is generally based on squares, or 100 square feet. Regardless of the complexity of your replacement, you should plan on losing between 10-15% of your tiles. When youre calculating your budget, you should also add an additional 10% in the case of any unexpected expenses along the way.

The national average for replacing one square of the underlayment of a concrete roof ranges between $67 and $82. When you factor in the costs for labor if you plan on hiring a certified professional, the full price for replacing the underlayment rises to anywhere from $360 to $510 per square. Keep in mind that costs can increase based on the complexity of your roof and if you have any broken or absent tiles during the install.

Behind The Scenes Of Tile Roofing: Lifespan And Energy Efficiency

A tile roof is a beautiful type of roofing that you can choose for your housing. It is well-suited for harsh hot climates and summer storms too. However, this climate may adversely affect the asphalt felt that is layered between the roof and the deck.

Therefore, when deciding whether to install the roofing, it is important to determine the lifespans of both the tile and the felt underlayment along with factors that can lower its lifespan.

How To Find The Right Roof Contractor

If your roof problems are too hard to fix yourself, you need a professional roofing contractor to take care of the job. There will be plenty of options in the area you live, but its still a decision you need to take carefully. Ask people you know if they can recommend anyone, and check reviews online. Always make sure you check their portfolio and even check finished jobs if you can. Dont take shortcuts with your roof.

Spending a bit more and getting the best job possible could add years to its durability.

Tiles Withstand The Heat

Both clay and cement tile fare better in hot weather, like that of the Arizona climate. Theyre also ideal for exposure to salty air, such as if you live by the ocean or sea.

Tile, especially clay and stone, are forged by the fire, so they withstand it better. On the contrary, the sun is the greatest enemy of the asphalt roof more so than cold weather, ice, or rain.

Tiles ability to withstand these conditions is why you see these roofs dominating neighborhoods across the Southwest as well as in coastal California and Florida.

Sealing Or Coating Your Tile Roof

How Long Does Roofing Felt Last Under Roof Tiles ...

While there is a such thing as coating your tile roof, it is not always recommended.

What is sealing or coating your tile roof?

This is done by basically a roofing paint. The coating is a thick paint that is then rolled onto the roof. This creates a water tight barrier.

Coating your tile roof typically only lasts a few years due to sun and weather exposure. Furthermore, some insurance companies may not like the coated roof.

It may be a good idea to coat your tile roof if you are planning to replace the roof in a few years and you check with your insurance company. However, coating should not be in replacement of replacing your tile roof.

Tile Roof Repair Labor Cost

You can expect to spend about $540 to $1,380, or 60% of the total repair price of $900 to $2,300, while materials make up the other 40%. A professional can be hired to complete repairs at $45 to $75 per hour for labor. Labor costs increase if you have an unusual style or if the slope is steeper than average. The repair process starts with a visual inspection of the structure to determine the issue and the necessary repairs. Then, they will discuss a repair plan, which may involve removing and replacing sections that are damaged. Sometimes just smaller sections may require repair. The repair needed directly affects the projects cost and duration. Even the smallest of repairs take at least two hours to complete.

How Long Does A Stone Coated Steel Roof Last

If you havent heard of stone-coated steel tiles, youre not alone. While this type of roofing has several great features, it has not surpassed the popularity of other common roofing options. A stone-coated roof is made to look like traditional shingles but has the durability of metal. This durability means that steel roofs are also one of the longer-lasting options, with life expectancy ranging between 40 to 70 years when installed properly. They also help to reflect UV rays and have been considered to be very energy efficient.

Like traditional metal roofing, youll want to look for signs of fading or damage as a signal to call a quality roofing contractor for a free roof inspection.

What Is The Difference In Roofing Underlayments

There is a big difference in underlayments and I cant stress this enough: the underlayment is your roofing system and is the most important thing. Dont skimp on the product. The Tile Roofing Institute says the minimum underlayment required is one layer of ASTM D226 Type II /ASTM D4869 Type IV or ASTM D 1970 , meeting AC 152. Make sense? No? What that means is the basic system must have a minimum of one layer ASTM grade 30 pound felt. We dont recommend this. For a few bucks more you can get a 40 pound felt and for a few more bucks you can get two layers of a 40 pound.

The best system to give your roof the longest life span is a self-adhering tile underlayment. I say that but if you ask two roofers you will get three opinions. Some experts will say that two layers of anything are better than one layer of the best underlayment for tile roof in Arizona.

Older Tile Roofs: Is It Time For Replacement

If your association has tile roofs that are over 25 years old, they should be carefully evaluated by a roof professional to establish the remaining life and to start into a roof plan. Your roofs will at minimum need a tile re-set with all new underlayment and flashings, reusing the old tile. That of course depends on whether the style and color are available to replace the 30% that are likely to get broken in the process. If not, then a new tile product should be considered. Either way you will be facing the expense of major roofing work in the next 2-5 years. The good news is you have time to prepare for it.

So, is there a truly lifetime tile roof? The answer is: it depends on the definition.

The critical components of weatherproofing are the underlayment and flashings.

Most tile roofs are installed with minimum standards including the lowest grades of underlayment and flashings. Standard underlayment has a general useful life of about 25 years, depending on climate exposure. For example, in the desert areas, expected life is closer to 15-20 years due to excessive heat. In the coastal areas, it can be up to about 30 years. In the desert climate rusting of flashings is not as serious a problem as in coastal.

Concrete Tile Roof Anatomy

When compared to other types of roofs, concrete tile roofs have a much more sophisticated design. For a tile roof to last, it must have the ability to bear the extensive weight of its tiles through a variety of climates and weather conditions. Because of this, tile roofs have more regulations placed on them than your standard asphalt shingle roof.

The International Residential Code recommends that concrete tile roofs have a minimum pitch of 2.5:1 and requires at least a 30-pound felt underlayment under the tiles. Although, many contractors and architects favor a 60- or 90-pound underlayment that is secured with gasket nails.

The anatomy of a concrete tile roof involves the roof deck, underlay, battens, fasteners, and finally the tiles themselves. The roof deck is a layer of material that serves as both a barrier from the elements and endures the load of the roofs other components. This part of a tile roof is the foundation and the underlayment exists above it.

The underlay is generally made of a synthetic material and provides waterproofing for the roof. The anchors for the various fasteners that hold the tiles are thin pieces of material, or battens, that are laid across the underlayment. Finally, you have the tiles themselves attached to these fasteners across the entire roof.

When it comes to synthetic underlayment, one common question is how long it lasts. Actually, the lifespan of synthetic underlayment, particularly when left exposed, is one of its biggest advantages. Another important factor is tear strengthsynthetic underlayment has a much higher tear strength than traditional asphalt, which means that once the rooftop is installed over the underlayment, itll last a lot longer than asphalt felt. This is particularly important beneath heavier roofing materials like clay tile. Read on to learn how the lifespan of synthetic underlayment compares to traditional felt!
