    We have a 30 year old roof in New England, which we have begun to interview roofers for this spring/summer.

    The topic of plywood has come up and 2 have said we definitely need to replace the plywood even if it looks good. As plywood lasts about 30 to 40 years and we run the risk of delamination and required replacement in a few years.

    The other two have stated that as long as the plywood is good and stays dry, it can last forever.

    At quoted on 55 dollars per 4X8 sheet, its a sizable cost and so I am wondering if the plywood needs to be replaced regardless of current state.

    So, with the average roof size being 1,700 square feet, this means that youll need approximately 53 sheets of plywood.

    To calculate how many sheets of plywood your roof requires more accurately, you should follow these steps.

  • Use a tape measure to measure the width and length of each roof slope.
  • Multiply the length by the width to get the square foot area of one slope.
  • Then, multiply that number by 2 to get the total roof area.
  • Now you want to divide the total roof area by 32. This gives you the number of plywood sheets youll require to adequately cover your roof.
  • Add 10 percent to that number so that you accommodate for any waste.
  • If you cant directly measure your roof, you can use a calculation that converts the floor area covered by the roof so you can get an estimate of how much plywood you will need. So, if your house has a main area of 20 by 40 feet and a wing thats 15 by 20 feet, multiply 20 by 40 to get 800 square feet.

    Then multiply 15 by 20 to get 300 square feet for the extra wing. Add 800 and 300 to give you the total floor area, which will be 1,100 square feet. Then add about 20 percent to the number to cater for the roof slope, which gives you 1,320 square feet of roof area. Finally, divide 1,320 by 32 so you get 41 plywood sheets.

    Single Sheet Of 4×8 Plywood Now Costs More Than $65

    As of April 9, a basic SPF two-by-four cost a record high of $1,132 per thousand board feet, according to the Ministry of Forests, Lands, Natural Resource Operations and Rural Development’s weekly B.C. lumber price tracking.

    This compares to an average of $532 a year ago and to $372 in pre-pandemic 2019. The price was up nearly $100 from a week earlier.

    A sheet of half-inch plywood costs $65 today. It was $51 a few days ago, said contractor Brian Barker of Sunshine Coast Roofing Ltd. on April 12, as he prepped a roof for more than 50 sheets of plywood.

    A standard eight-foot 2×4 is now more than $7 after tax, he added.

    The price of standard plywood panels hit $1,223 per thousand board feet on April 9, up from $1076 a week earlier and twice the price from a year ago.

    And there appears little relief in sight.

    In a podcast hosted by Canadian Forest Industries, Keta Kosman, owner of Madison’s Lumber Reporter, said she is expecting the pace to continue for as much as the next couple of years – and not just because the pandemic sparked a boom in the repair and remodeling market. In 2020, millennials made up the largest cohort of first-time buyers for the first time, Kosman notes.

    “So, we’re now having a large demographic entering the housing market that has nothing to do with the pandemic. So, it’s very positive ,” she said. “Definitely through this year, there will not be a slowdown, and potentially also through 2022.

    When you get a roof replacement, you might have to replace your decking. If any of your roof deckings integrity is compromised or there are signs of rotting, the wood will need to be replaced.
