How Much Does The Average Roof Replacement Cost

How Much Per Square For Roofing Jobs

Want a quick answer? Youll want to budget between $4,200 and $6,600 for replacement on a roof that is 1,600 square feet. This estimate assumes materials like asphalt roof shingles. If you use materials like metal, wood shingles, or clay tile, the cost could increase to between $9,500 and $16,000.

If you want a more accurate assessment of your roof, you could use a roofing replacement cost calculator app.

Sqft Roof Replacement Cost

The cost of a 2,000 sq.ft. roof replacement averages $7,000 to $12,000. This roof will most likely be on a home that measures approximately 1,333 sq.ft. These costs are for a total roof replacement of the and underlayment. They do not include the costs of decking replacement or roofing reinforcement for heavier materials. They also assume that the pitch of the roof falls between the range of 4/12 to 8/12. Roofs with a pitch that is higher or lower than this could have different costs.

How Much Roofing Do I Need

The amount of roofing materials it takes to cover an incline is more than if the area was completely flat. If you have a flat roof, then the square footage of the uppermost floor of your house is the total for materials needed plus 10% more for waste. Traditional roofs that have an angle on most surfaces need to have the angled area factored into the total square footage.

Diy Roof Replacement Vs Hiring A Roofer

For homeowners looking at replacing their roof instead of hiring a professional, an asphalt roof will cost $3,000 less to $6,000 less . However, while small roof repairs are cheap and relatively easy to carry out by the homeowner, as long as safety precautions are taken, roofing a home is better done by professional roofers. The downsides of completing the work as a DIY project are:

  • In removing the original roof, you may cause issues that will lead to leaks.
  • Once the old roof is off, you could miss structural issues or things that will contribute to more leaks.
  • You might not create a perfect weather seal to protect your home from the rain when installing the new roof.
  • You could introduce issues that translate to increased utility costs from heating or cooling.
  • You could fall from your roof.
  • You could negatively impact the resale value of your home.

Your roof is the single biggest surface barrier between you and the elements. Given the importance of the roof, and the potential for significant problems, we suggest looking for bids from the roofing professionals we have on HomeGuide before making a final decision to do the work yourself.

This is just another reason to not let roof leaks go for too long. After all, the most favorable commercial roofing cost per square foot comes from restoration.

Hiring A Roofing Contractor

It is best practice to always get roofing price quotes from at least 4 local roofing contractors so that you get the best price for your roof replacement. Each roof estimate should be within a margin of $2,000 to $4,500 for the same job from each contractor in your area. If it less than or more than that margin of price change, you will want to make sure all costs are being accounted for in your bid. You may also want to do some research with ratings and reviews on that contractor to make sure youre hiring a quality and experienced roofer but also one who is not overcharging for their services. It may be helpful to be prepared to vet out your new roofing contractor with a checklist and questions for them to answer.

Additional Considerations And Costs

  • Roofs may have more square footage than your home, due to pitch and shape. This means you might need more materials to cover it than the total square footage of your house.
  • Algae can discolor your roof, and in some tropical areas, fungus may cause damage. You can invest in an algae-resistant roof that contains zinc particles to prevent its growth.
  • An roof will last between 15 and 30 years on average, but if you live in an area with very high temperatures, it will be closer to 15 years.
  • If your roof was damaged in a storm, have your insurance company send out an inspector to check the damage. If they and your roofer agree on the scope of the work, your worker will contract with the insurance company to pay for the new roof.
  • You can install a single layer of asphalt shingles over another layer of asphalt shingles one time without removing them. After this, both layers must be removed.
  • A new roof can increase the value of your home. The amount varies depending on the type of roof and the area you live in.
  • You need a permit to have a new roof installed. Your roofer should take care of this for you.
  • Architectural shingles cannot be roofed over because they are too thick.

How To Avoid Roofing Scams

All too often, a homeowner does not know if the quotes he is getting from local pros are fair. As a result, some roofers take advantage of this lack of information, and charge unreasonably high pricesand some homeowners end up paying:(

Here is a telling example from my business:

I was doing an estimate the other day, and the client showed me a quote he got from another contractor. Besides a ridiculously high price , what struck me the most was the difference in price between 3-tab and architectural lifetime shingles .

For 3-tabs , the price was $14790 , and for lifetime architectural shingles, it was $16500 . So what gives?

Why is there a $1710 difference between the two quotes?

Do architectural products cost $77 more per square?

The truth is, the roofer was taking the homeowner for a ride, trying to sell a premium package for an unjustified up-charge.

While Im not judging the other contractor its their business I want to inform homeowners of the real price difference between the two. So when you are getting roof replacement quotes, you will know how much premium upgrades really cost.

As you will see below, the $77 / square up-charge was completely unjustified. The cost difference between 3-tab and laminated shingles is only $10 per square, while ALL other components of the system, as well as the installation costs are the SAME.

Thus, the difference should be maybe $300-500 not $1700!

Roofing Cost Per Square Foot Question

HOW MUCH DOES ASPHALT SEALING COST PER SQUARE FOOT?

My question is this, does the season that you get your roof done have any sort of effect on the price?Daniel – Homeowner – from June, 2017

Site Editor’s Reply

Daniel, excellent question and one that is certainly worth looking at. Typically, the Summer and fall seasons are the driest and therefore the most desirable for most homeowners to reroof their house. It is no coincidence them that the roof cost per square foot is highest during these seasons. This is really a response to demand. Roofing contractors can charge more money to their customers because it’s more desirable to have the work done in the dry season as opposed to the wetter seasons. Conversely, the winter and spring time are more rainy and have more inclement weather. Therefore, they are less desirable to have roof work done, for obvious reasons. Having a tarp over your roof and having moisture potentially get into your home during these cold seasons is not optimal. However, homeowners can have work done on their home during these less desirable seasons with a little planning. This can save definitely you on the per square foot cost of a roof.Bill – Site Editor – from 2017

Weight Of Roofing Shingles

There are two reasons to look at the weight of your shingles. The first one is based on the roof deck of your home. If your new shingles will be much heavier than the previous shingles, you may need to replace or reinforce your decking. The second one is going to affect how much your contractor will charge for a roof teardown. Dumpsters are used to dispose of old roofing materials, and most companies charge by the pound. If the weight of the dumpster goes over the designated amount, an overweight fee is added to the charges.

Shingles have varying thicknesses and weights, depending on the material. Standard asphalt shingles are the thinnest and can be layered on top of an existing layer of shingles to allow for faster, easier installation. Architectural shingles have been laminated to make them thicker. They do not weigh substantially more than standard shingles, but they look heavier, which can give your roof more visual substance.

Metal, tile, and slate roofs can have a significant weight. While they have dimension and distinctive looks, you may need to have the roof deck reinforced to use them. Asphalt, architectural, and wood shingles do not require reinforcement.

How Roof Size Is Determined

The size of your roof is one the major variables that gets heavily taken into consideration when pricing out a roofing project. Now, remember that a 2,000 square foot home does not have a 2,000 square foot foot. Things that increase roof size are the pitch of the roof, single story vs 2 story, and if a garage has its own roof that is calculated in as well. Because of this, it can be difficult to determine the square foot of a roof, but well handle all this for you. We use a satellite imagery software that gives us a 98% accurate roof size estimate before we even go out to your home. Once were at your home, well measure everything down to the inch.

    Other Roof Pricing Considerations

Roofing cost per square foot will also come down to the size of your roof. But youll also want to consider other aspects of replacing the roof. Is this a starter home, your forever home, or a rental property? Is the curb appeal important and how much time do you want to spend servicing or maintaining your roof?

For a forever home, youll be investing in your future. A slate tile roof will be very heavy and could require additional structural work. However, they look fantastic and are made to last for at least 50 years if not longer. A composite slate roof looks just as good, can come with a 50-year warranty, but cost less than the actual slate.

As a first-time homeowner, the price may be a bigger concern however as there could be other pressing needs. Warner Roofing will take the time to understand what you need and design the perfect roofing system for your needs. Composition or asphalt shingles might just make more sense than metal roofing.

Signs You Need A Roof Replacement

Getting a roof replacement is more than just a home improvement project – its about keeping a roof over your head. Its a good idea to inspect your roof at least once a year to make sure its in the best condition to protect your home.

    Environmental damage

If you see widespread curling, cracking, rust, or other visible damage to your roofing material, it may be time to get a roof replacement. Another sign that you need a roof replacement is evidence of water damage, such as leaks or dripping in your attic.

    Age

The age of your roof is another key indicator that you may need a roof replacement. For example, if your 3-tab asphalt shingle roof is 20 years old, its probably time to get your roof replaced. Read our guide onhow long roofs last for more information about your roof type and its lifespan.

Cost Of A Roof By Location

While the roof of your home is the most common area to need a roof replacement, it is not the only place that may need one. Any type of building or area that has a roof may need it replaced at some point. This includes things like porches, sheds, garages, and even RVs. Each area may have its own set of costs, dictated in part by its size, material, and how that particular area is roofed.
