What Is Tpo Roofing
Thermoplastic Polyolefin is a single-ply roofing membrane that is one of the fastest-growing commercial roofing systems on the market. TPO roofing systems are made up of a single layer of synthetics and reinforcing scrim that can be used to cover flat roofs.
TPO membranes are manufactured in sheets that are 10, 12, or 20 feet wide. These sheets are then rolled up and taken to the commercial facility.
TPO has gained industry acceptance with the natural reflective surface to reflect UV rays. As reported by the National Roofing Contractors Association TPO takes up about 40% of the commercial roofing market share.
About Rubber Roof Membranes
Rubber roof membranes were developed in the 1960s. EPDM was first employed in waterproofing applications as pond liners. As these membranes were installed on roofs, they used stone or ballast to hold them down. EPDM gained popularity during the oil embargo of the 1970s. As the supply of oil decreased, asphalt prices went up as well as the demand for a lower cost roofing solution.
EPDM is available in 45mil, 60mil, or 90mil thicknesses and either non-reinforced or reinforced. Reinforced EPDM utilizes a polyester mat encapsulated between two plies of EPDM. This construction provides fatigue and puncture resistance. Membrane sheets range in size depending on the project in order to reduce the number of seams.
EPDM can be installed in three ways loose laid, fully adhered, and mechanically attached. The loose laid installation requires ballast such as river rock or pavers to hold the membrane in place. Fully adhered is a method where the membrane is completely glued in place using commercial grade adhesives rolled on both the backside of the membrane and the substrate. Mechanical attachment utilizes screws and plates to hold the membrane in place. The fully adhered method is recommended because it prevents water migration under the membrane in case of a membrane puncture.

The Best Place To Buy Rubber Roofing
As spring approaches, homeowners across the UK are beginning to think about tackling those jobs that the winter months have created outside. This may include getting the shed or garage roof replaced with new rubber roofing.
Rubber roofing offers some great benefits for the flat roofs of the countrys domestic and commercial buildings. But where is the best place to buy rubber roof systems that can outperform the traditional flat roof materials of yesteryear?
Cost Of Tpo Roofing Materials: Membrane Accessories & Insulation
We surveyed several commercial suppliers in the Boston MA area, and have gathered several retail and discounted rates for material sizes of 45 mil and 60 mil , as well as insulation, bonding adhesive, drip edge, penetration flashings, screws, plates and PolyISO insulation, to make up a complete system.
The reality is the price of the TPO membrane alone does not properly represent your total cost. For example 1 thickness insulation alone is MORE expensive than the membrane itself. And on top, you have many other components that go along with the system.
Here we will provide price quotes form Harvey Building Products . While others also sell different TPO brands, prices are fairly similar across the board.
By speaking with a decision maker you can usually at least 10% off retail rate for small to medium size job, and 15-20% or more off large jobs .
For very large commercial jobs, like a Big Box store, discounts can go up to 30+ percent off retail. Its all about how you negotiate.
1st Quote Retail Pricing for GenFlex TPO roof membrane 45/60 mil, & RPI 60 mil membrane + all accessories and insulation:
Retail means no discounts were applied. To get discounts, pros can contact their outside sales rep, or negotiate with a store manager. I did the latter. Negotiated rates will be below the retail rates.
On average, you can get 10% off street pricing. Negotiated rates will be for GenFlex only, as its the cheaper of the two .

Tpo Roofing: Everything You Need To Know
If youve seen a bright white roof, then you may be familiar with TPO roofing. As one of the most common roof types of big commercial facilities, TPO has some of the best energy savings for single-ply membrane roofing!
Here at West Roofing Systems, weve been installing Single-Ply Membrane Roofing for over 40 years.
In this article, we cover everything you need to know about TPO roofing.
How Does Tpo Roofing Lower Energy Costs
Energy conservation is one of the biggest benefits of TPO roofing. Because the material is white and the surface is smooth, TPO roofing is highly reflective. That means when the suns UV rays hit the roof, the heat is deflected away from the building rather than absorbed by it. This helps lower your A/C costs. There are other types of rubber roofing that serve to absorb the heat with their dark colors, like EPDM roofing.

Epdm Coatings Cost Compared To The Competition
EPDM coatings has been featured in Article Insider, as well as Roofers Exchange, Building Service Management and recently won Metal Roofing Magazines product of the year. EPDM coating products have always been made right here in the USA. In addition, we source our suppliers from the USA as well. The product comes with the catalyst already in the can. Simply mix the product with a drill mixer and you are ready to apply. Application is with a 3/8-inch nap roller. Simply put the lid on the product to avoid air getting to it to avoid the curing process. For any material left in the can, fasten the lid tightly and you can store it for up to four years. For best results, the product should be applied between temps of 50-100° Fahrenheit. If you are using spray equipment then 70°. The product requires daytime temperatures of at least 50° to cure. Temperatures can fall below 50°, and once they rise again above the 50& deg it will continue to cure. Any non-opened container can be stored up to four years without it losing its properties. Roof leak repairs are an unwelcome reality to every owner of a residential or commercial building, mobile home or recreational vehicle. Roof leak repairs can involve almost anything, including replacing damaged shingles, mending holes, fixing roof leaks, or repairing dents with roof coatings.

Tips On Choosing The Right Tpo Membrane For Your Needs
Here is what you can do to select a high quality TPO roofing system:
Contact each manufacturer whose product you like and ask what the warranty is. If a rep tells you the products comes with a 20 year warranty, inquire exactly what it covers and what is excluded. Some warranties are marketing gimmicks meant to lure you in to buying the product.
Request from the manufacturer any studies or field tests that have been conducted on the TPO system. Review them to see how the membrane performed.
As a rule of thumb, invest into the thickest membrane you can afford, regardless of the manufacturer.
Make sure that the roofing contractor you are working with has experience installing TPO using the method and standards outlined by the manufacturer. Different TPO roofs have their own installation specs that need to be strictly followed to ensure the membranes integrity. Improper installation will not only put your roof at risk for leaks and other serious damage, but will also render your warranty null and void.
Bottom line: choose your installer very carefully!
