Asphalt Roof Shingles Installation

Shingles are installed in an overlapping fashion to provide complete protection for the materials beneath them. This type of roofing has been used for hundreds of years. Regardless of the material, shingles are popular because theyre effective and attractive and can be repaired in pieces without replacing an entire roof. Shingles are sold by the bundle and by the square. Some types of roof shingles cost more than others, and you can learn more about your options here.

Importance Of Quality Underlayment

I mention DeckArmor above, because in my opinion it is the best synthetic underlayment available on the market, based on quality and price.

Compared to FELT underlayment, price per square foot of deck armor is $0.202 vs $0.079 for felt or about 4 times more expensive. In reality its even less, because you have 60% more overlaps with felt, thus the actual coverage is much less.

However, since most roofs are about 1600 sq.ft., 2 rolls should be enough for a typical house. In the grand scheme of things, Deck Armor will cost only$249 more. However, it is hands down a much better WATERPROOFING product, so it is very much worth it!

How Much Does Home Depot Roofing Cost Per Square

A recent quote from Home Depot for replacing a 2,000 square foot roof with a new asphalt roof was $21,481 which is $1,074 per square, or $10.74 per square foot. Another quote from Lowes for a 1,650 square foot home was $16,800, which is $1,018 per square or $10.18 per square foot. Both houses had a pitch in the region of 5/12.

Slate Roofing Cost Breakdown

The cost of materials for a slate roof accounts not only for the quality of the material itself but for the labor that has to be done by hand to acquire and prepare it, which includes cutting the slate into slabs and drilling holes that make installation easier. Your roof area and the type of tiles you choose will change the price, but a safe estimate for the materials is about $900 to $1,600 per roofing square . The cost for roofing replacement will vary by region.

Other materials, like underlayment, drip edging, and special tools needed for the job may cost you $100 or more per roofing square. You will want to get at least four quotes from local roof replacement contractors near you to see if a slate roof is within your budget.

Calculating The Area Of A Complex Roof

Areas of complex roofs with multiple hips and valleys take the most time to calculate. Start by making a rough sketch of the roof. To simplify the calculation, break down the sketch into rectangles and right triangles , then take as many measurements of the roof as you can to match the sides of the rectangles and triangles on the sketch.

Use visual cues from the existing roof shingles or roof sheathing to determine square lines off eaves edges or ridges. These cues will help you measure the lengths of the sides of the rectangles and triangles. For instance, the cutout slots on shingled roofs run perpendicular to the eaves, and nail rows in sheathing are pretty close to square also. It is difficult sometimes to get accurate measurements. Dont get too concerned though just round lengths to the nearest 6 in.

With the sketch filled in with measurements, you can determine the size of the roof area. The area of a rectangle is length multiplied by width, whereas the area of a right triangle is the length of the two sides that meet at the 90-degree corner multiplied together and divided by two .

Tally the square footages of all the rectangles and triangles, which will give you the total square footage for the roof. The example here shows the calculation for a roof with two hips.

Why Do Architectural Shingles Cost More Than 3 Tab Shingles

Across the board, you will notice that laminated or architectural shingles cost about 20-35% more than standard 3-tab shingles. To a naked eye, this cost difference can be attributed to curb appeal: laminated shingles provide a more dimensional, attractive appearance.

However, the real reason for the extra cost is material composition, and as a result longevity and durability of the shingles.

One of the biggest differences between these three different classes of shingles is the thickness on the product. Architectural shingles have a body that is about 30% thicker compared to 3-tabs, and designer shingles can be as much as 50% thicker.

Thicker shingles are more durable, long lasting, as well as weather resistant. Another huge benefit is that these shingles look a lot more attractive and dimensional than 3-tabs, which have a very flat appearance.

Are Asphalt Shingles Right For Your Climate

Asphalt shingle manufacturer warranties currently guarantee asphalt shingles from 15- to 30-years useful life. The large variance in those warranties are typically based on climate, weather, and other environmental factors. Homeowners in areas enduring long summers with high heat may need to replace roofing sooner than homeowners in cooler regions. In areas known for severe winters, ice may aggravate tiny cracks and fissures in your asphalt roofing shingles. Algae and fungus growth can also be potentially damaging for roofing in perennially damp or subtropical areas. Algae-resistant shingles are available with ceramic granules that are coated with leachable copper to prevent discoloration and long-term damage from algae and moss growth. Keep in mind though, this protective treatment can add 10-15% to your total costs on roofing materials. It is always smart to speak to local roofing contractors to get an idea of which roofing shingles are best for your area.

How To Avoid Roofing Scams

Dollhouse Cedar Square Shingles 300 or 1.5 Sq. Feet ...

All too often, a homeowner does not know if the quotes he is getting from local pros are fair. As a result, some roofers take advantage of this lack of information, and charge unreasonably high pricesand some homeowners end up paying:(

Here is a telling example from my business:

I was doing an estimate the other day, and the client showed me a quote he got from another contractor. Besides a ridiculously high price , what struck me the most was the difference in price between 3-tab and architectural lifetime shingles .

For 3-tabs , the price was $14790 , and for lifetime architectural shingles, it was $16500 . So what gives?

Why is there a $1710 difference between the two quotes?

Do architectural products cost $77 more per square?

The truth is, the roofer was taking the homeowner for a ride, trying to sell a premium package for an unjustified up-charge.

While Im not judging the other contractor its their business I want to inform homeowners of the real price difference between the two. So when you are getting roof replacement quotes, you will know how much premium upgrades really cost.

As you will see below, the $77 / square up-charge was completely unjustified. The cost difference between 3-tab and laminated shingles is only $10 per square, while ALL other components of the system, as well as the installation costs are the SAME.

Thus, the difference should be maybe $300-500 not $1700!

Varying Roof Styles Make The Term Roofing Square More Common

Another reason that you cant always divide square footage by 100 to get the number of square is because every roof shape and style is different

For example, measuring a gable roof is fairly straightforward, but measuring a gambrel or mansard style roof can be a bit more complicated. Waste becomes a major factor when measuring more intricate roofing types like mansard and hipped roofs. Waste happens when shingles need to be cut to fit tight spaces . They are not always nailed in even rows along the roof deck.

With more complex roof types, you quickly realize that not every square foot of measurement is created equal! Overall, the phrase roof square helps bridge the gap for projects both simple and complex.

As long as you have an experienced roofing contractor to work with, you can breathe easy knowing that at the end of the day, the correct amount of materials will get delivered and that your roof installation will go 100% according to plan! You can skip the hassle of measuring your roof, ordering materials, and DIYing the project by hiring Roof Hub. Our guarantees, time-tested processes, and 50 year warranty are just a few of many reasons hundreds of homeowners have trusted us with their #1 asset. Cost To Redo A Roof With A Different Type

If you are replacing your existing asphalt roof with a roof type that is heavier, like slate or stone tiles, the potential exists where you may need some structural reinforcement for the rafters and joists in the roof framing structure to support the additional weight. The reinforcement alone will average between $500 and $1,500 depending on the size of the home and the amount of reinforcement needed. Add the cost for your chosen roofing material plus labor on top of that.

Is A Heavier Shingle Better

A heavier shingle doesnt necessarily make a better shingle. Many years ago roofing contractors would compare shingles by weight, the heavier the shingle the better. Lighter shingles were always the lower quality shingle that would not last. Most shingle manufactures dont even list weights today.

How much do shingles weight per square foot?

The quality of asphalt shingles is in direct proportion to their weight per square . Heavier shingles generally last longer than the lighter shingles . The heavier shingles tend to be of the architectural style, with several layers of material.

Is Replacing Your Roof A Good Investment

Consumer Reports: The best asphalt shingles for your roof

Although the upfront cost may seem steep, this is still a great investment.

Your replacement typically lasts around 20-30 years, and it can increase your home’s value by $10,000 – $20,000.

If you’re worried about covering the upfront costs, there are various options that could help ease your financial burden.

As we said earlier, your homeowner’s insurance may cover the cost of a new roof if it was damaged in a storm.

If your insurance won’t cover your costs, but you don’t have the full payment upfront, you may need to look into getting a loan, or some roofing companies will set up a payment plan.

Calculate The Weight Of Your Shingles

Shingles are deceptively heavy. As a result, it can be tricky to decide how much roofing material you can throw in a dumpster before you hit your weight limit. Before you start, use our calculator to get an accurate weight for the roofing material youâre tossing.

⢠Three-Tab Asphalt: Come in one size that consists of three separate 12-inch tabs.⢠Architectural Asphalt: Available in various sizes and shapes, often with a stacked appearance.⢠Slate: Offered in a few colors and sizes, but always has a stone-like appearance.

Our calculator will recommend the most common size dumpster for your debris. Sizes and availability may vary by location.

Additional Considerations And Costs

  • Roofs may have more square footage than your home, due to pitch and shape. This means you might need more materials to cover it than the total square footage of your house.
  • Algae can discolor your roof, and in some tropical areas, fungus may cause damage. You can invest in an algae-resistant roof that contains zinc particles to prevent its growth.
  • An roof will last between 15 and 30 years on average, but if you live in an area with very high temperatures, it will be closer to 15 years.
  • If your roof was damaged in a storm, have your insurance company send out an inspector to check the damage. If they and your roofer agree on the scope of the work, your worker will contract with the insurance company to pay for the new roof.
  • You can install a single layer of asphalt shingles over another layer of asphalt shingles one time without removing them. After this, both layers must be removed.
  • A new roof can increase the value of your home. The amount varies depending on the type of roof and the area you live in.
  • You need a permit to have a new roof installed. Your roofer should take care of this for you.
  • Architectural shingles cannot be roofed over because they are too thick.

Instructions For The Shingle Calculator

Enter the approximate value for how many square feet the house has in the first number box.

Select how steep the roof is. A 4/12 pitch is relatively easy to walk, an 8/12 is very difficult to walk, and a 12/12 is impossible to walk.

Select the complexity of the roof. One roof line is simple, two to four roof lines is average, and anything over four roof lines is complex.

Choose whether or not your roof is new or will have multiple layers to remove.

Finally, choose what type of new roofing will be used.

This calculator is only an estimation. It is not as accurate as measuring each roof plane and adding the square feet together. It does take into account for an average number of offsets and an overhang. It also takes into account for the starters, the edges, and the ride caps. The squares returned include everything.

The formula for solving for the area of a roof involves climbing onto the roof. Measure each roof plane. For shapes such as trapezoids, triangles, and trapeziums, find the average length by finding the center of the width. Remember to add two feet for valleys. Add the square footage of all of the roof planes together. Divide this by one hundred for the number of squares. There are three bundles of shingles for each square.

To determine how many will be needed for starters and edges, measure the entire perimeter of the roof and divide it by three. Since there are twenty six shingles in a bundle of twenty year shingles , divide the result by twenty six.
