Does A Pergola Add Value To Your Home

Construction of a roof addition over an existing concrete patio in Bozeman, MT part 2

Heres what we tell our customers: yes, a pergola will add market value to any house . Since outdoor living has become more popular than ever, the value of properties with a pergola or a comfortable outdoor space has been on the rise. A safe gauge for a deck or backyard improvement is about 50% 80% for your ROI.

Install Some Riser Brackets For More Height

If you wish to reach a specific height, you can lift the roof of the patio with some riser brackets. The patio roof which is raised with some brackets requires a custom barge cap.

It will not only allow you to raise the ceiling up to 2 feet, but also give various splendid options for the finishing look and relaxed ambiance.

You can go with opaque twin wall sheeting if you want to get some natural light for your patio.

Opaque twin wall sheeting that is installed between the roof of the patio and the barge cap allows natural light to pass through.

If you are not really into natural light and want to block it, you can infill the gap between the patio roof and barge cap, and seal the rear opening.

To get a cleaner and nicer look, you can add some extra flashing wall covering. After that, you can seal the brackets from the front.

Tempered Glass Patio Roof

If you are looking for patio roof that allows you to get natural light as well as protecting you from the rain and snow, tempered glass will be your greatest bet.

The transparency of the tempered glass allows you to stay in the patio while enjoying the view of the surrounding including what is over the roof. It is a bit pricey, though.

Building The Patio Cover

I realized, too late, of course, that I didnt take a good before picture for this project, but the above step 1 shot will do the trick, I think. You can clearly see the concrete pad we had to work with it measures about 12 feet deep , and about 24 feet long. It was also slanted, in order to guide water away from the house, but I did not realize how slanted it was! Chels said she had always noticed the dramatic slant , but upon measuring it, I found it dropped a full four inches from the house to the grass! Four inches over twelve feet was much more than I bargained for when I was drawing this project up on my notepad, and I knew that compensating for it was going to be a fair amount of work

The first part was relatively simple. Before erecting the 4×4s, I cut the ones closest to the house down about four inches so that the tops of the posts would be level front to back. I attached plastic post anchors to the bottoms of the 4×4s, and then secured the plastic post anchors to to the concrete using my hammer drill and nail-in concrete anchors. The plastic posts do a couple of things for you first, they make it easy to mount, erect, straighten, and level the 4×4 posts. Secondly, they keep the post itself elevated off the concrete just slightly, so the post base will never be sitting in water as time goes on.

Video 1: Design a Roof extension over an existing patio

Existing patio is outside the dining room on the west side of the house. the patio is essentially unusable on a sunny afternoon in the summer.

This video looks at a couple of design options, including attaching the roof ledger below that of the existing eaves and setting the patio roof atop the existing roof.

The latter option was chosen because the low roof and roof beam would have blocked the view from the dining area. Did we say that the house is in Bozeman, MT, where the view is worth viewing?

Work from the view back, not from the house, out.

    • Calculate the sightline clearance height, about 6 feet, 2 inches, in this case.
    • Determine the beam size: 8 inches in this case.
    • Choose a roof pitch and roof structure

This places the new roof on top of the existing roof. The next question is what to do with the existing eave under the new roof: kick it or keep it?

To tie the design together, Peter chose to cut the rafter tails off the extend the exterior wall up to the underside of the new roof. As it turned out, the existing roof structure is a truss system, but they were able to contact the original truss manufacturer to verify that cutting the tails off would not jeopardize the structural integrity of the trusses.

From the we-hope-this-is-obvious desk: Never alter engineered trusses without the approval of a licensed professional engineer. Ever.

    Fastening To Masonry Walls

Anchor a ledger to a masonry wall with expanding anchor bolts. Begin by marking a line across the wall for the ledgers top edge. Drill holes for the expanding anchors every 16 inches or as specified by local codes, insert the anchors, hold the ledger in place, and tap it with a hammer to indent the anchor locations on its back face.

Remove the ledger, and drill bolt holes where the bolt tips have left marks. Push or hammer the ledger back onto the bolts, recheck for level , add washers and nuts, and then tighten the bolts.

    Tools:

  • It took us 1 1/2 gallons to paint 2 coats on the patio pergola.
  • Installing the Posts

We knew we were going to adding a pergola to our patio before we had the concrete poured. To give our pergola footings a strong grip, the concrete guys dug out where the posts were going to be so the concrete was deeper in those areas.

Then when we installed the post bases, the bolts used to hold them wouldnt be longer than the cement was deep for a nice strong hold. This step is not necessary, but if you can, it doesnt hurt.

To install the post bases, we drilled a 1/2 hole in the concrete with a 6 masonry bit. The hole was about 4 1/2 deep.

Then we placed the base over the top and using a hammer, tapped in the wedge anchor. And we tightened it down with a wrench. Now we were ready for posts.

I thought it would be easier to paint all the boards for the pergola before we built it, then I could just add the final coat once it was built.

Well, because of the rain, I only managed to get a few boards painted. So you will notice some boards are white, but most are not. No worries, we remedied that when the sun finally decided to shine again.

We attached the 4×4 posts to the post base. Then cut 2×4 boards to flank either side of the posts. These are for a bit more stabilization and to support the weight of the 2×8 beams to make installing them easier.

    Install The Clear Corrugated Roof

Next, you will install the wood roof supports on top of the wood slats and then install the clear corrugated roof on top of these roof supports. As far as painting goes, you should at least paint the wood roof supports before installing them because once the roof is attached it will be very hard to paint, and impossible to paint the top .

    Supplies:

    • Corrugated roof panels we used 8x 26 wide panels at 12 lengths from Home Depot
    • Horizontal plastic closure strips, packs of 6 we used 8 packs of 6 to cover our 4 roof supports at 16 long each support
    • 2×2 wood roof supports we used 8x 8 lengths, but you could use 4x 16 lengths, or whatever length you need for your project to at least create 4 roof supports across the top
    • 1.5 Decking screws

Some Steps On How To Attach A Patio Roof To An Existing House

Attaching a patio roof to an existing house is not a doddle, but it does not mean that you cannot do it. You just need some assistances of experts if you are not really good at carpentry.

Before attaching a patio roof to your home, you need to prepare some materials such as:

    • Nail gun
    • Ledger

    Steps:

    • Measure the sightline clearance height from the roof to the house, not the other way around.
    • Measure the size of the beam that you are going to use.
    • You can either remove the eave or just keep it.
    • Using lag bolts and a screwdriver, fasten the base of the posts to the ground. You have to make sure that they sit plumb.
    • Make a cutting on one of the sides of the horizontal roof beam on an angle. You have to do it thoroughly so that the rafters sit flush on it.
    • Attach the horizontal beam by using a nail gun. After that, to make it flush with the roof of the existing house, cut the two outer rafters.
    • Now you can begin assembling the outer rafters and attaching the rafter beam to the edge of the roof of the house.
    • Cut each of the house ends while continuing installing the rafters so that they fit the top of the rafter beam perfectly.
    • When all the rafters are installed correctly, form your patio roof by attaching the planks horizontally across the rafters.
    • If you are going to use shingles to cover the patio roof, do not forget to install black roofing felt along with a single layer of oriented strand board. When they are installed, you can begin attaching roofing shingles.

    Remove The Eave If Needed

This step is optional. If you want, you can remove the eave, or you can keep it as well.

Many prefer to keep the eave as it gives an edge to the roof of the house. If you dont want it, you can remove the eave.

If you are planning to remove the eave, make sure that you dont cause damage to the internal structure of the house.

How To Build Patio Roof Off Of Existing Fascia – Design And Framing Ideas

When designing a patio cover, it can help to make a drawing of cover including the house and the patio itself. SketchUp or other designing software can be helpful in your planning, but in lieu of those aids, scale drawings on graph paper will work just fine. For our purposes we will design a cover that is 12 ft. wide by 16 ft. long.

Start by measuring from grade or ground next to the foundation up to the underside of the eaves. Next measure out to the fascia or vertical finish of the eaves. Determining the roof pitch completes this part of the drawing. The simplest way to hold one end of a 2-ft. level against the roof, and then measuring straight down to the roofing material. Divide that number by two and that gives you the pitch, or the amount of vertical rise in the roof per foot of run. Transfer those calculations to your drawing.

Next measure out from the house to the edge of the patio. Most often the grade slope away from the house slightly for drainage. .

It is simple and easy to do. However, by using this method, your patio cover cannot go high or low.
