Do you need to replace your roof to sell your house? New roofs are often advertised in house flyers and online, but what should you do if you have an old roof? Is it worth the investment to replace it before you sell?

First, consider the cost. That varies widely depending on size and condition of the roof, where the house is, what materials you’re using, and who would do the work. Angie’s List pegs the price at $4,900 to $14,100 for a typical replacement. Fancy jobs, like a slate roof on a large home with a lot of pitch, can easily hit $100,000 or more.

Then, consider your market. If you’re in a hot spot, buyers are going to be more likely to look the other way to get their hands on your property. Buyers in cooler markets might have more of an upper hand in that deal, as long as the property passes muster — that is, the roof doesn’t leak.

And the answer may well vary depending on whether you’re selling the home as an investment or a primary residence.

The Benefits Of Adding A New Roof To Your Home

Its not all about resale value if youre not planning on selling, consider the improved energy efficiency. In fact, energy efficiency is one of the top reasons homeowners choose to have a new roof installed.

Did you know asphalt shingles have the ability to lower the surface temperature of your roof by up to 50 degrees? This can help make your air conditioning more efficient. You can also get tax credits when you make these eco-friendly improvements.

Another benefit to adding a new roof to your home is that youre getting an updated layer of protection that keeps everything under it safe and sound.

Factors That Affect Residential Roof Replacement Costs

There are many factors that affect all roofing replacement costs. The easiest way to tell how much it will cost to replace your roof is to get a quote from a reputable, knowledgeable roofing contractor. Below are some of the factors that affect roof replacement costs.

Damage. If your roof has been leaking for a while, your roofing contractor may need to make repairs before the roof can be replaced. The more damage to your home, the more youll pay in repairs.

Size. A bigger roof means a higher price tag. Even small homes can have relatively large roofs, if the pitch of the roof is very steep. Your roofing contractor will take this into consideration when estimating the cost of your roof replacement.

Material Type. By far, shingles are the most budget-friendly roofing materials available. However, there are many other types of roofing materials that you may choose to replace your homes roof. Pros And Cons Of Roof Replacement

While having your entire roof replaced is expensive, there are many benefits to consider. The first is that issues can be corrected at once. Repairing one area may leave another to begin leaking later, so in the case of a severely compromised roof, a replacement may save money in the long run.

Replacements allow you to upgrade your roof to UV-resistant shingles in hot areas or hail-resistant tiles in storm-prone areas. You can also improve your homes curb appeal with a new roof if you intend to sell in a few years. They are often a good investment in your home, particularly if the existing one is older and your home may be going on the market soon.

However, having your entire roof replaced has its downsides. The first is cost. If most of it is in good condition, repair or a partial replacement may address most of the issues for less.

Replacements can be lengthy, noisy, and result in issues like nails and debris in your yard afterward. While a reputable pro spreads tarps and cleans up carefully when the job is complete to prevent these issues, not every company takes these steps.

In some cases, your current roof may also be under warranty, and replacing it without having it inspected by the manufacturer first could mean you are paying for a new roof for no reason.

Removing Old Roofing Vs Roofing

Roof Replacement Just Got So Much Better For Homeowners

In most states, you can have up to two layers of asphalt shingles installed on your roof. Roofing-over, or putting one layer of shingles over another, can save you significant amounts of money on your new roof because you avoid the labor involved in removing the old shingles. Roofing-over does not have tear-off costs, lowering the projects cost by $1 to $2 a square foot. However, only asphalt shingles and some types of standing-seam metal can be used to roof over an existing set of asphalt shingles. This makes the cost range from $6,000 to $8,000 to roof-over most 2,000 sq.ft. homes.

Roofing-over presents some issues, however. Putting one layer of shingles on top of another or putting metal panels over existing shingles does not address potential underlying issues with your deck or underlayment. It also doubles the thickness of your roof and means the new shingles may not lay as flat. This can result in the new shingles lifting off more easily, which can cause the new shingles to deteriorate more rapidly if the underlying shingles have moisture problems. The next project will require a full replacement much sooner than if you had done it all at once the first time.

What To Consider When Getting A Quote

On the other hand, if a quote sounds too low, that might be ared flag as well. It’s essential to point out that price isn’t the most crucialthing to consider when hiring a roofer to replace it. Your home is one of themost important investments you’ll make in your life, so it’s not somethingwhere you want to exchange quality for lower costs.
