Should Roof Decking Be Repaired Or Replaced

How To Replace Roof Plywood

If youre wondering if you can fix the issues with your roof decking by performing a quick patch job, think again. When it comes to rot, repairing your roof decking is simply not an option it must be completely replaced. In fact, the longer you wait without replacing your damaged roof decking, the more problems that can arise, leading to more mold and mildew growth and expensive repairs.

The values given in the following tables are meant to provide a general idea of typical engineered wood panel weights, and should not be used if precise values are needed for critical engineering calculations.

When precision is necessary, always refer to the specification sheet for the actual, specific product you intend to use, or contact the technical department of the panel manufacturer.

How Much Does Roof Sheathing Cost

During roofing, roof sheathing is priced cumulatively with the rest of the roofing work. You cannot have one contractor lay down the skeleton and another layout the roofing material.

But before the labor charge agreement, the roofing contractors will know which roof sheathing material to use.

Wood, Concrete, and Steel are priced differently. But different wooden materials could be priced the same as they are made from the same material, have the exact measurements, and even the same thickness.

The difference between the OSB and plywood costs around $50-$60, where OSB could cost $600 and plywood $660. It is the cost of installing 500 square feet of roof.

About Our Plywood Weight Charts

The following tables provide typical weights for plywood, OSB, and other engineered wood panels.

We provide metric and US standard weights for whole standard sheets of various common thicknesses, as well as weights per square foot, and weights per square meter.

The weights we give were calculated using the product data sheets or manufacturer specifications of actual, specific wood panel products, and in most cases our weights are the average of product weights from more than one manufacturer.

How Much Does Osb Weigh

OSB: Oriented Strand Board is plywoods biggest competitor as a structural wood panel in North America.

In large-scale commercial construction, it has largely replaced softwood plywood in wall sheathing, roof sheathing, and subflooring applications. This, of course, is due to the fact that a sheet of OSB costs about 20% less than the equivalent sheet of plywood.

OSB is made by breaking down wood into small strips, or strands, up to 6 inches long, combining these strands with wax and adhesive resin under pressure and heat to form layers.

The strands in each layer are all generally oriented in the same direction. These layers are combined to form OSB panels of the desired panel thickness.

The wood strands in the outer layers are oriented one way, and the strands in the interior layers are oriented the other way, which increases panel strength.

OSB is manufactured in a slightly different range of thicknesses than plywood.

A typical 4 x 8 sheet of 1/2-inch OSB weighs around 54 lbs.

See OSB at the Home Depot.

What Is Osb For Roofing

OSB stands for oriented strand board, and this versatile building material has been around since the 1970s. Its so popular and cost-effective that it has surpassed plywood as the most commonly used material for sheathing roofs.

How it is made: OSB is manufactured from fast-growing softwoods that are chipped into thin strands of wood. The strands can be mixed with glue and formed into sheets or with treated wax and resin and then heat treated with high pressure to melt the wax/resin to bond the strands.

Panel sizes: You can purchase OSB in a variety of thicknesses, starting at ¼ and going all the way up to 1 ¼. The most commonly used thickness of OSB for roofing are 1/2, 5/8 & 3/4. Code for panel thickness varies based on potential snow loads for the area

One big draw to using OSB is that it comes in a variety of sizes for the panels. Most homeowners use 4×8 or 4×10 foot panels for roofing. Panels are manufactured as large as 4×24, but good luck finding that size or getting the material to your project site.

Cost To Redo A Roof With A Different Type

Plywood vs OSB Roofing Debate | Roofing Insights | Roof materials

If you are replacing your existing asphalt roof with a roof type that is heavier, like slate or stone tiles, the potential exists where you may need some structural reinforcement for the rafters and joists in the roof framing structure to support the additional weight. The reinforcement alone will average between $500 and $1,500 depending on the size of the home and the amount of reinforcement needed. Add the cost for your chosen roofing material plus labor on top of that.

Surprise : Rotten Decking

The number one issue roofers uncover during a tear-off is rotten or soft roof decking. Decking is the plywood sheathing that sits below your roofs shingles and doesnt always get replaced in every roofing project. In fact, if the decking seems to be in good shape, an honest roofer will usually leave it alone. However, if the roofer finds rotting or soft plywood when they tear off your homes shingles, theyll need to put in new sheathing first, before adding the roof on top of that.

Here are some signs that your deck is rotting:

  • Spongy or discolored wood
  • Flaky consistency or broken off pieces
  • Large areas of gray mold or dark wood
  • Plumbing leaks and broken drainage systems could also be a sign of rotten decking

Why Plywoods Are Expensive

The price of plywood has increased by around 30% in the last year and is expected to continue increasing at least until 2021.

  • According to the above estimate, a sheet of 4-by-8 of a regular plywoods cost was around $4 to $12 in the previous years. Which is now, with a rise in cost the same sheet will cost you anywhere from $8 to $15.

However, in some regions, the price may be lower.

Forbes studied the reasons affecting plywood pricing in detail.

You may want to look at that for more information to get a true idea of whats causing the prices to go up.

Choosing Plywood For The Roof

Choosing the right type of plywood for the roof is one of the most important construction decisions that you will have to make. It determines how long your roof will last and how well it will protect the contents of your home. Both OSB and plywood for the roof have been approved for use, so it may come down to what you feel most comfortable using. Be sure to weigh the advantages and disadvantages of each option before you decide which way to go for your new home or your updated roof.

Plywood Resists Moisture Well

Roof Replacement

Thanks to its impressive performance upon exposure to water for extended periods, plywood makes for a handy material in outdoor uses such as roofing.

Even if it does expand or swell due to moisture, this happens uniformly across the entire deck so that it doesnt affect the overall structure of the roof. Additionally, plywood quickly dries out, which minimizes the risk of mold building up and other moisture issues.

The Average Cost Of A 48 Plywood

You can purchase plywood in a variety of sizes from high-grade to low-grade sheets and to the thickness of planks.

The cost will vary depending on what size you are looking for.

  • A 4×8 sheet thats 1/4 inch thick could cost you anywhere from $6 to $45, while an 11/32 thicker one would run about $15 dollar to $120 per sheet of the same size.

You can still find differences in prices. I dont know any certain reasons why some sellers charge high for the same type of plywood as others.

This was evident when I checked the prices. Check out by yourself!

  • are selling at decent prices. Lower than Lowes and Home depot. While the rates on Lowes are a bit high as compared to Amazon.
  • The prices at Lowes, on the other hand, range from $15 to $50 for the most popular 4-by-8 sheets.

What Happens If It Rains While Roofing

Rain is bad during a roof installation because the water can damage the roof decking. A new roof should never be installed over a wrinkled barrier or wet wood because this is against building codes. Also, asphalt shingles may not adhere properly to slick surfaces, particularly if theres high humidity.

Whats The Cost Of Multi

Bitumen is modified asphalt used on flat roofs. The primary advantage with it is that its essentially painted on versus laid down, making it seamless and less prone to leaking. Bitumen also has a high tensile strength, lowering its chances of cracking or getting damaged like other roofing surfaces.

The major downside of bitumen roofs is the way they absorb heat, which can lead to overly warm rooms below. Cost is another downside . You can save money with 1-ply bitumen, but wed discourage you from choosing that because it is not as durable a 2-ply or 3-ply, which would be the better choices. However, youd be looking at a fairly significant price increase.

Can Metal Roofing Be Installed Directly To Plywood

Plywood Roof Sheathing Installation / Repair Fast and Easy

Metal roofing should not be installed directly over the top of bareplywood. You do not have to install roofing shingles or other roofing material, but a felt sheet over the plywood is the bare minimum. You may also want to install a slip sheet to protect the felt sheet from potential damage caused by the metal roofing.

If you install your metal roofing directly on plywood without the protective layers, you greatly increase the odds of the roof leaking. You also run the risk of premature wood rot, as the felt sheet provides a layer of moisture prevention that keeps the wood dry. Even without heavy rain, humidity can build up between the metal roofing and the plywood and ruin the wood.

The slip sheet is also an important layer. This smooth, industrial paper is laid on top of the felt to protect the felt from the metal roofing material. The metal can heat up from exposure to the sun and adhere to the tar-infused felt sheeting. When the metal expands or contracts with changing temperatures, it can tear or wear away the felt sheeting.

To properly repair the cupped plywood, some of the shingles need to be removed to provide direct access to the decking. Unless the roof is leaking, the line you see on the roof is an aesthetic problem, but the cupped plywood is putting an added strain on the shingles either side of the visible line.

What is better for roofing OSB or plywood? Plywood Holds the Moisture Advantage Over OSB

When plywood gets wet, it tends to swell. OSB takes longer than plywood to get saturated, but also takes much longer to dry out. When used as roof sheathing, this tendency to hold moisture means it will degrade faster than plywood when exposed to chronic leaks.

Important Pricing Factors For Asphalt Shingle Replacements:

Depending on the type and overall complexity of the roof , choice of shingles, your homes geographic location, and the contractor or weekend warrior you choose to hire, your total average cost for a composition shingles roof could range from as low as $4.25 to as high as $8.50 per square foot or $425 to $850 per square installed.
