TPO Membrane Roofing Installation – How to Install TPO Roofing | GAF

This step requires the use of the automatic heat welder. It is very important that all the seams are heat welded and sealed. If there are any holes or imperfections it will cause a leak.

For this reason I highly recommend practicing on scrap pieces of TPO before starting any heat welding.

The automatic heat welder is used for the long seams where the two rows of TPO over lap and cover the metal plates. You should have left a few inches past the metal plates to allow room for the automatic heat welder.

Make sure you will have enough extension chords to allow you to run the entire span of the seam before you start welding. Once you start heat welding, you do not want to stop until you reach the end of the TPO row.

To heat weld, you warm up the automatic heat welder, and align the guidance wheel with the edge of the TPO.

Be sure to check that the heavy rolling wheels are also in line and straight on the edge of the TPO. Next, place the heating element underneath the TPO edge and turn on rolling switch.

This moves the automatic welder forward. You will need to watch it and make sure it is staying straight and in line with the edge of the TPO.

In order for the TPO to have a solid sealed weld it needs two things:

  • Heat
  • Pressure
  • The automatic heat welder provides both of these by the weighted wheels and the heating element. These two things will need to occur when you hand weld.

    Repair Options If Your Tpo Roof Has More Than 25% Saturation

    After the infrared inspection is complete, its determined that the roof has excessive saturation. In this situation, a silicone restoration membrane system isnt beneficial. The roof is in too bad of shape to restore.

    The only choice you unfortunately have is to remove all the TPO and insulation, revealing the roofing deck.

    Now you can install a new TPO system. But after what happened last time, it might be cost-effective to try a different roofing system.

    One thats recommended is a spray foam roofing system.

    • Spray foam is a renewable roofing system. After 10-20 years, you can recoat the roof and keep the warranty going

      Depending on if its a mechanically attached or fully-adhered TPO roof, the glues/adhesives used to adhere the membrane to the substrate does have an odor. To people who dont install it on a daily basis, it may smell toxic. Manufacturers do have a low VOC adhesive that has a reduced amount of solvent in it. That does reduce the odor involved during the application, but it does not completely eliminate the odors involved in the adhesives. Mechanically attached typically require very little adhesive, if any. There are cleaners/primers that are required with either, but only during the installation. The odors do not stick around.

    Once the roof deck is ready, youll need to install the drip batten into the fascia around the roof to extend the decking to guide drain water into the gutter system. Next, install the drip edge, aligning the curved top with the batten. This will ensure that the water stays off the roofs edges and prevents erosion around your foundation.

    When installing roofing membrane products, its important that steps are taken to ensure the process is safe and efficient, and ultimately guarantees long-lasting performance of the roof materials installed.     Install The Rubber Membrane

    How to install roofing membranes in a warm roof – Tyvek® roofing membranes

    You will need enough EPDM membrane to completely cover your roof, along with a thick overhang for the exterior walls and roof edge. When the roof deck is prepared and the drip edge is installed, youll need to give the roofing membrane time to restore its shape. Unroll the EPDM membrane and place it over the area where it will be installed. It needs to relax in place for at least a half hour so that it wont bend out of place once youve applied the bonding adhesive.

    Once the membrane has relaxed, roll it back slowly, exposing about half of the roof decking, and apply the bonding adhesive using a paint roller, leaving a 6 border around the edge. Youll need to attach the membrane while the adhesive is still wet by rolling it carefully back into place.

    On hot days the adhesive will dry faster, so you may need to work with smaller areas at a time.

    Once the roof membrane is in place, you can use a push broom to sweep out air bubbles and improve the bond. Continue rolling back the membrane and applying adhesive until all of the roofing material is in place.

    How Is A Tpo Roof Repaired

    A TPO will last approximately 15-20 years. During this time, seams can rip apart, flashings can fail, the membrane can become punctured, etc. which will cause a roof leak.

    The first sign of a TPO roof needing repair is when water has begun to enter the building. This usually happens because the seams have been ripped open, allowing water to enter the roofing insulation.

    Once the insulation accrues so much water, it enters your roofing deck and eventually starts leaking on the inside of your building.

    At this stage, its time to call a commercial roofing contractor to perform a roofing inspection.

    During the inspection, a roofing contractor will be able to tell:

    • Where water is entering your insulation
    • How old the TPO roof is
    • How many layers the roof has
    • What condition the seams are in

    What comes out of this conversation is what repair options the building owner has. Say the roof is 12 years old and the seams are slightly uplifted, like this:

    On this roof, the seams are getting close to the point of failure. If something isnt done now , with every wind gust, the seams are separating further, which is allowing more water to enter the insulation.

    A roofing contractor will perform an infrared inspection to check the amount of saturation thats in the insulation.

    They will come out to your roof about 30 minutes after the sun goes down. At this time, the surface of the roof will be cooler than the water thats saturated in your insulation.

    Lay The Breather Membrane

    Next, lay the breather membrane parallel with the roof eaves normally, when installing breather membrane the printed side should face outwards. Make sure the bottom of the membrane is overlapping the eaves support tray or UV resistant membrane by at least 150mm, but not by so much that it will still be exposed when the roof tiles are laid.

    At the ridge the felt needs to overlap approximately 150mm over the top of the ridge. The felt from the second side of the roof needs to overlap the top of the felt from the first side and nailed through the top of the rafters on the first side.

    The breather membrane goes over the ridge, and overlaps each side of the ridge line by the required overlap.

    For all new build homes, ridge or high-level ventilation must be installed when a vapour permeable membrane is installed. Other warm or cold pitch roof structures do not require additional roof space ventilation.

    However, we recommend being thorough and prudent when you are installing. Manufacturers rigorously test their membranes theyre able to support sole ventilation, but ridge or high-level ventilation for tight fitting tiles and slates will help moisture vapour to disperse more easily when air temperatures are very low.

    For roofs requiring ridge ventilation, cut the breather membrane as per manufacturers instructions on either side of the ridge to ensuring the ventilation airways are clear.

    What Is A Rubber Roof

    A rubber roof, or membrane roof, is a durable, low-maintenance alternative to traditional materials like asphalt shingles.

    Rubber roofs are typically found on commercial buildings, warehouses, garages and other industrial sites where conventional roofing materials are not ideal.

    Typically made of EPDM Ethylene Propylene Diene Monomer a synthetic rubber that is resistant to ozone, ultraviolet light and aging. The roofing material is then molded into shingles or sheets.

    All the while, be sure to tread carefully, as some rubber roofing can be loosened or torn by foot traffic. Watch your step, keep sharp objects off the roof surface, and be careful mounting and dismounting the roof.
