Roof materials can take a beating when it comes to Mother Nature, standing up to temperature swings, precipitation, and the blaring UV rays of the Queensland sun. Not to mention winds and the random tree branch or windswept item that can make a literal impact.

With all of this going on overhead, its understandable that roofs require replacement eventually. Even the most long-lasting materials can benefit from being swapped for the latest in roof technology and its always nice to refresh a homes curb appeal, too.

Metal roof replacement in particular isnt the most frequent occurrence since its designed to last. But older homes and commercial buildings will eventually see too many signs of wear worth patching or repairing. With the right materials and installation professionals, you can get a new roof in Brisbane that can last another 60-70 years or more.

Install The Nailing Base

1

Measure and cut 1-by-4 treated boards to match the width of the existing roof. If youre covering a large barn roof, you may need several boards for each nailing strip.

2

Start at a bottom corner of the roof and position a 1-by-4 board even with the edge and flush with the bottom of the existing roof. Insert two 16d nails, evenly spaced, through the new board into each rafter.

3

Install additional 1-by4 boards until you reach the opposite end of the roof to complete the first purlin. Cut the last board to fit with a circular saw.

4

Move up 30 inches and install another purlin using the same method. Continue adding purlins every 30 inches up the roof until you reach the roof ridge. There, install a 1-by-8 purlin at the top of the ridge, even if the last purlin was less than 30 inches away. Attach purlins to the other side of the roof the same way.

Difference Between Reroofing And Roof Replacement

Roofing over an existing roof is also called reroofing or an overlay. It is the process where roofers install a new roof over your existing one, i.e. add a new layer of shingles, which means that there is no tearing off of the old roof. It is important to know that this process can only be done once because you can only have two layers of shingles on your roof.

Roof replacement is the process of installing acompletely new roof that includes tear off of the old one. Roofers will teareverything off, down to the deck of the roof, and basically start from scratchwith the new roof, from putting felt paper to installing shingles. Since roofreplacement includes tearing everything off, it can be done on every roof, nomatter the number of shingle layers they are all going to be removed in anycase.

Roof replacement involves much more time and labor, and is, therefore, more expensive than reroofing. When a roof has no underlyingproblems, when it is old, and is simply losing its function, reroofing might bea better solution as it involves much less work on your home, as well as lessmoney.

Avoid Improperly Tightened Metal Roofing Screws Or Fasteners

How To Metal roof for cheap

It is important to drive or install the screws correctly. This is a really simple procedure, but quite often it is done incorrectly. If you mess this up your roof will leak, so taking the time to correctly fasten the screws is exceptionally important. This video will be an excellent guide that will clearly demonstrate the correct way to tighten a screw.

The screws that you will be using will have a rubber washer with a metal cap. The rubber washer is just a bit smaller than the metal cap. You want to tighten the washer so that it spreads to the edge of the metal cap and not past the metal cap. When you tighten the screw its critical that you dont drive it too far.

Its a natural reaction to exert too much pressure and tighten the screw as much as possible. This will over compress the washer by expanding it too much and breaking the washer. If this happens back out the screw to relieve some of the pressure. If you over-tighten the screws then they might leak and will also need maintenance sooner.

Conversely, it is common to under-tighten the screw. The easiest way to determine if the screw is too loose is to see if you can spin the washer. If the washer spins, then the screw is too loose and should be re-tightened. You will develop a feel for fastening the metal panels correctly, but just pay close attention to ensure that the screws are installed correctly.

What Are The Differences Between The Grades Of Colorbond And How To They Affect Colorbond Roofing Prices

Regular corrugated steel is fine for building a shed or a detached garage. It lacks the aesthetic appeal of Colorbond, but as long as it is galvanized steel, there is no risk of its becoming a rusty eyesore.

Powder-coated Colorbond is an appropriate choice for most houses. Powder-coated Colorbond starts as raw steel. Then it is dipped in a vat of molten zinc to form a protective layer to fight rust and corrosion. Next is it sprayed with powder that bakes color onto the galvanized steel for colors that wont fade for a decade or more.

Double-sided Colorbond has color baked onto the steel on both sides. It is the steel of choice when you are going to see both sides of the panel, from the curb looking onto your roof, and from your living space under a pergola or on your deck or patio. The second layer of durable color costs a little more.

Colorbond Ultra is the roofing material of choice for seaside homes. Even galvanized steel eventually wears out when it is constantly exposed to salt spray, but a third layer of protective coatings adds decades of life to roofs even in seaside settings.

Prices of Colorbond are subject to change. Its always a good idea to get a current quote from a roofing professional such as ELR Plumbing.

Metal Roofing Can Be More Cost

Although most metal roofing products carry warranties comparable to the very best asphalt shingles , in practice, metal roofs have been known to last 50 years or more. According to State Farm Insurance statistics, metal roofs routinely have a longevity of 40 to 70 years. It is therefore very rare for a homeowner to install more than one metal roof over the time he or she lives in the home. By contrast, a homeowner will likely replace an asphalt shingle roof two or even three or four times over a 50-year period. Overall, while the cost of a metal roof is more expensive than asphalt roofing , it can save money over a long period.

Where Do You Screw Metal Roofing

Depending on the manufacturer you can either screw in the high point of a corrugated metal roof the raised rib or the low point where the panel is flush with the surface of the roof sheathing.

Both methods of fastening are fine as long as you follow the directions outlined by the manufacturer of the panel. In both instances, when screwing into the panel, you want the rubber washer to sit snug on the screw hole, but not be too compressed. If you screw to the extent in which the metal gets indented, then youve sunk the screw too far.

Screwing in the low, non-raised part of a tin roof results in a more secure connection. Most of the screw is sunk into the roof sheathing, making it more likely to survive extreme winds. The downside is that moisture such as rain or melting snow will pass right over the screw. If it comes loose or isnt installed properly, moisture will find its way into that screw hole.

Fastening your roofing screws through the raised rib of a metal roof reduces your chance of leaking significantly. Moisture will never flow or pool on top of a rib, thus the chance water finds its way into a loose screw hole on a raised rib is minimal. On the other hand, your screw will not be sunk as far into the roof sheathing which means the panels are not as secured to the roof.

If there isnt any space, such as behind the low of a metal panel, you will have a hard time screwing. Use non-self tapping roofing screws and pre-drill.

Types Of Metal Roofing

Can You Install A Metal Roof Over Shingles

Before we get into the steps on how to install metal roofing its important to understand what types of metal roofs exist. While metal roofing can be made from a variety of metals, tin, zinc, steel, aluminum and copper are the most widely used and most commonly available options. Each metal has its own advantages and disadvantages, as well as cost considerations. Steel, for example, is the least expensive option while copper is the most expensive.

In addition to material choices, metal roofing is also available in three design styles: through-fastened panels , modular panels and standing-seam panels.

  • Through-fastened corrugated metal panels are the most common and readily available type of metal roof. They can be installed over roof sheathing or purlins.
  • Modular panels, which mimic other roofing materials like asphalt shingle and tile, are also available in a wide range of colors and styles. They, too, can be installed over solid sheathing or wood battens.
  • Standing-seam panels install over solid or skip sheathing and have the most complex installation process, so are typically best left to professional roofing installers.

How To Lay Roofing Sheets

At Cladco, we want to ensure that once youve purchased our roofing sheets that you know exactly how to lay roof sheets, tile sheets and more in the preferred way. Laying metal sheets in runs is normally the best way to achieve this and we recommend by starting at the eaves and in the corner away from the direction of the prevailing wind . This will help prevent side laps facing into the wind and water ingress.

We recommend when laying your first few sheets to not fully fix them until you are sure they are correctly aligned. This can help mitigate the impact of any false starts to begin with and only once you are sure, is it best to put the remaining fixings in and carry on with the build.
