What Is The Size Of The Roof

How Much Does a Metal Roof Cost? (Tear-off, Installation, and Product)

As you could probably already guess, the cost to complete a roofing job varies depending on the size of the roof . If you need help calculating the square footage of your pitched roof, which is different from the flat base area of a home, follow these instructions:

  • Find out what the house base area, or the area of land, the house covers.
  • If you have a home that is made up of numerous complex shapes, determine the area of the individual shapes and then add all of the parts together.
  • Also, if you know you have a two-story home at 2,400 square feet, you would only use the square feet of one level .
  • Determine your roof pitch, or how much the roof rises over 12 inches. For example, if your roof rises 8 inches for every 12 inches, the roof pitch is 8/12. Heres a photo for reference:
  • From there, you will multiply the area by the typical slope correction values shown in the chart on the right.
  • For example: If you have a 8/12 roof pitch on your home and a 1,200 square foot house base area, you would reference the multiplier in the chart for that pitch, or 1.202, and use this formula:
  • Square foot base area x Roof pitch multiplier = Roofing square feet

    1,200 x 1.202 = 1,442.4 roofing square feet

Which Metal Roof Is Right For You

Each metal roofing type has its own set of components and accessories, which are required for the system to function properly and not leak. These accessories are similar in nature, but differ from manufacturer to manufacturer, and from one type system to another.

For example, standing seam requires the use of Z-bar flashing between the ribs, when you do a head wall flashing or a ridge cap, and on pretty much any square penetration in the roof.

Metal shingles do not need these as they are flat in nature and do not have protruding ribs. A tile system has its own flashing that follows the barrel profile of the tiles.

If you are not sure which metal roof is right for you consider these tips:

    1. Most homeowners looking to install their first metal roof usually select metal shingles. Their greatest advantage is the tremendous variety of colors and styles available. Many are designed to replicate the look of cedar wood, or architectural asphalt shingles. They are also a lot more affordable compared to standing seam roofing or stone coated metal tile.

    2. If you are on an extremely tight budget, but still want to the advantages of metal roof, go for a high quality corrugated metal panel system, or low-end interlocking metal shingles.

    3. If you want a high-end contemporary look, standing seam panels are your best bet. They are also ideal for homeowners who are interested in installing solar panels on their roof.

Sealing And Painting A Metal Roof

    Metal Roof Seal

Before you paint any metal roof, it will need to be sealed. The sealersometimes called primeris applied before the paint, and it ensures the paint will adhere to the metal roof through chemical bonding. If you don’t apply sealer, the new paint could peel right off. You can get 5 gallons of primer from Home Depot for $179, and it should cover 1,000 square feet.

    Metal Roof Paint

To paint a 1,200 square foot metal roof, you’ll need about 12 gallons of paint, which cost about $360 to $480 on paint. When painting a metal roof, it is best to use energy-efficient paint. This particular paint contains elastomeric, which has additives that make it both reflective and opaque. It helps to reflect the heat of the sun away from your home, making it easier to cool. It can also reduce corrosion, making your roof last longer. Metal roof paintsometimes called metal roof coatingis available at your local home improvement store for about $170 for a 5-gallon bucket. Painting contractors can often get roof paint at a discount unavailable to homeowners.

    Disadvantages Of Metal Roofs

How Much does a Metal Shingle Roof Cost? Cost Factors Included!

Despite their many advantages, metal roofs have some potential drawbacks.

    • Affordability. Metal roofs can be as much as two or three times more expensive than other roofing materials. While the life of a metal roof is much longer, investing in a metal roof only makes sense if you plan to stay in your home long enough to enjoy the cost benefits.
    • Noisiness. Metal roofs may be more noisy during a heavy rain or hailstorm than other products depending on the type of decking used during installation . Adding more attic insulation can sometimes solve this problem, but that may increase costs.
    • Expansion, contraction and fasteners. Metal roofing material assemblies that are attached as large panels are designed to expand and contract as they warm and cool. However, both exposed and concealed fasteners have varying lifespans. Depending on the climate, neoprene washers and the screws used during installation may degrade and become dislodged over time.
    • Inconsistency of color match. If a repair is required or a home extension is added years later, it may be difficult to find an exact match to the existing metal.
    • Performance. If water accumulates anywhere on the roof because of poor-quality installation or repair, it can eventually cause serious damage. Low-grade metals may also be thinner gauge and less durable. Some metals rust in certain climates or dent more easily than others during hailstorms or installation.

How Much Does A Standing Seam Metal Roof Cost

    • National average cost: $29,000
    • Typical price range: $18,000 $41,000
    • Extreme low end: $8,500
    • Extreme high end: $100,000

While most homeowners in the U.S. will spend about $18,000 to $41,000 for a new standing seam metal roof, your final bill could look a lot different. Many variables of your project can raise or lower your costs. How large is your roof? Will this be a whole new roof for a new construction home, or will the roofers need to remove old shingles? What is the cost of labor in your area?

Depending on your project specifics, you could end up with a total cost closer to the low end of $8,500. Projects in this price range include small homes of 1,000 square feet or less, cheaper metals such as steel, and higher-gauge steel .

High-end projects can cost as much as $100,000. You can expect a high cost like this if your home is 4,000 square feet or larger. Premium materials such as thick copper and zinc can also drive your costs into this range.

When budgeting for your standing seam metal roof installation, the biggest factor will be the size of your roof. Roof size determines how many metal panels and how many hours of labor the project will take.

Dont know the size of your roof? Theres an easy way to estimate it using the square footage of your home:

1.5 x square footage of home = roof size

This formula wont give the exact size of your roof, but it will give you a ballpark figure you can use to estimate your budget.

    Resale Value Of Metal Roofs

The resale value of a metal roof can increase the value of your home just because of the condition of the roof. People also really value the ease of having a metal roof when they are searching for a home. Your metal roof will most likely outlast your time in that home, which is very impressive compared to asphalt shingles. Asphalt shingles only last 20 years and then, they will have to be repaired or replaced much more often than a metal roof.

Throughout this article, we have covered the cost of a metal roof, advantages of a metal roof, and much more. When choosing the right metal roof, you have plenty of options of design, color, and style. The cost of a metal roof can be a lot, but it will be worthwhile and surely a good investment because of the durability and strength. Normal shingles can peel or break, which will not happen to a metal roof if properly installed. Another added advantage is the resale value of your home because of how long your roof will be in great shape.

There are several common types of steel roofing. Galvanized steel, which is coated with zinc to deter corrosion, is a popular choice for its strength and durability. A cheaper alternative is Galvalume, which is aluminum-coated steel. On the high end of the scale is stainless steel, which is a rare but striking choicethe Chrysler Building, for example, is roofed with stainless steel.

    Exposed Fastener Metal Roofing System

Example of an exposed fastener metal roof installed on wood strapping.

Exposed fastener metal roofing systems are commonly used on suburban homes in Ontario. As the name suggests, the fasteners are exposed. Exposed Fastener Extra Advantages

    • can square up the appearance of a sagging roof

Locally Available Materials: galvanized steel, galvalume steel and aluminum.*

*Note: it is generally not recommended to install aluminum over strapping because it is a softer metal and can bend over the gaps if stepped on.

Locally Available Finishes: pre-painted SMP, PVDF and stone coated .

Locally Available Styles: metal tile, metal shake, metal shingle.
