Reviews From Real Customers

We have a lot of storage units on our property, most with flat roofs. We have used the Henry Dura-Brite product for the last 15 years. We use it to seal-up and protect the roofs from the damaging effects of the weather, to help ensure that our storage clients dont end up with a leaky roof.

We get a lot of hail and heavy rains in the summer, so we re-coat the roofs every three years. It isnt that hard, you can either roll it on with a roller, or spray it on with a paint spraygun. We have applied it either way and it goes on easily but thickly.

When To Reseal And Recoat Your Rv Roof

RV roofs are doomed to take the brunt of extreme weather conditions and harmful UV rays. These can take their toll on the roof which can cause damages to its coating and sealants.

When the protective coating and binders are damaged, they can lead to leaks in your RV. In turn, this will cause molds and mildew to build up and weaken the walls and surfaces where they form.

Leaks can also make the interior of your camper wet all the time making your stay very uncomfortable. They can also harm your RV appliances. The list of parts for repair or replacement just goes on. In other words, having leaks on the roof is very expensive and mighty uncomfortable too.

Thatâs why it is recommended that you conduct routine maintenance of your rigâs roof to do away with these inconveniences. Resealing your RV roof should be done once a year. This will ensure that all gaps and openings are properly shut and will keep moisture, water, and air away.

How To Apply Elastomeric Roof Coating

As stated this lap sealer works well on RVs except in certain cases. With RV windows you have two vertical sides and this lap sealant is made for horizontal applications. That means that you would have to use silicone or some regular caulking to handle the vertical sides.

Other than that, it does keep the water out of your RV

Choose The Right Roof Coating Products

First of all, you need to use the right roof coating product for your style of roof. Its easier to treat sloped roofs that dont have drainage issues, as any reflective white roof coating will work. Flat roofs and roofs with drainage problems require more attention to prevent standing water and moisture from becoming a problem. The coating supply company can help you select the right product for your roof.

Why Is Roof Sealant Important

Roof sealant is important for three main reasons. First, it protects your roofing materials from water damage. Second, it prevents the growth of mold and mildew and third, it covers your roof with a waterproof shield against the elements.

No matter how old your roof might be, it is important to take care of the material. This means regularly inspecting the roof for any leaking, fixing any leaks as they are found, and applying a watertight sealant to protect your investment. Additionally, if there are any gaps in the sealant between the tiles or shingles, these should be filled with an appropriate sealant to keep water from penetrating underneath the roofing materials.

What Are The Advantages Of Elastomeric Roof Coatings

  • Increased energy efficiency and UV protection. Elastomeric roof coatings offer a cool roof effect that lowers energy bills in the summer months.
  • Adds additional waterproofing and weathering protection. Elastomeric roof coatings provide a robust shield against rain, snow, ice, etc. They also provide additional reinforcement for roofs that may be subject to high winds.
  • Easy to repair and maintain once installed. Vulnerabilities can be easily resealed by applying more coating directly to the areas of damage.
  • Restores roof viability and extends the roof life expectancy. A well-applied elastomeric coating can last 10-20 years.
  • Watch Out For Asbestos

Some sealants contain asbestos. Asbestos is used as a reinforcing fiber or as a filler. Though it works great on our roofs, it doesnt dwell with our bodies when we inhale it. Frequent exposure to asbestos may lead to aggravated lung tissues causing shortness of breath and in extreme cases, cardiac arrest. If you are unsure if the products used in your roof are asbestos-free, treat is as such. You can wear a respirator or at least a gas mask to protect yourself from inhaling asbestos fibers.

    What Is Metal Roof Sealant

Metal roof sealant is a material that forms a barrier against moisture, air and airborne particles and aids in prevention and repair of leaks. It is a secondary source of defense from leaks and should not be a roofs only protection from water intrusion.

Sealants widely vary in quality and composition and can be made from:

For a metal roof system, a silicone sealant is preferred as it adheres well to metal and other common construction material. It also offers excellent moisture and UV protection and features exceptional joint movement capabilities. We will discuss recommended sealants in more detail later in the article.

There are two main types of sealant that are most common for metal roofs: gun caulking sealant and butyl tape.

    Check The Weather Forecast

You will want to reserve at least two full days for the roof coating process. Ideally, you should coat your roof when you are expecting moderate, dry, and sunny weather. Temperature extremes that cause frost or dew can interfere with your coating. Remember that coating will take longer to dry in cold temperatures or humid weather, so choose your timing carefully.

    Condition Of The Surface

Flex Seal dries faster on dry surfaces. While you can also use it on a wet surface or damp environment during an emergency, it adheres much better when applied on a dry surface.

If the surface is dirty, greasy, or oily, you may want to clean it because Flex Seal adheres better on clean surfaces. If the surface is rusty, try removing the rust as much as possible using sandpaper or a scrapper.

If you can see the light passing through the material, youll need another coat of Flex Seal to fill the gap. Again, its recommended to give the first coat 24-48 hours to fully cure before applying the second coat.

    How Do Roof Coatings Work

    Liquid Rubber Metal Roof Application

Roof coatings are made of silicone, acrylic, or urethane and are designed to reflect heat off of the roof’s surface while also acting as a barrier for wear and tear that might eventually cause leaks or other damage. Highly reflective white silicone coatings are among the most popular, thanks to their weather resistance, cooling properties, and extended durability.

Roof coatings can be applied to many different roofing materials and on roofs with a variety of different pitches and slopes. Almost all types of roofs can be coated, including flat roofs, metal, modified bitumen, BUR systems, and more.

What Types Of Rv Roof Sealants Can I Use

This is quite a common question that RV owners ask if they need to reseal the campers roof, but they havent done this before. If this is also your case, you might be a bit confused as well since there are plenty of sealing products now on the market. So which one should you choose?

A good and high-quality RV roof sealer is crucially essential for your mobile home since it helps you to prevent leaks, moisture, and mold, as well as the accumulation of fungi and bacteria. It is very important to apply it, especially if you live or travel in areas where humidity is a frequent guest.

Also, using a proper sealant is a must during the rainy seasons or where weather conditions are very adverse.

This is why, in order to give the roof of your mobile home proper conditioning without having to pay more, we are going to present you with the best roof sealants that can be applied by yourself at home.

Which Roof Sealant Is Best For Cold Weather

Remember that applying any roof sealant, whether liquid or solvent-based, in below-freezing conditions, is not suggested since precipitation on the roof will be less visible.

To prevent all of these problems, you should apply liquid sealants at 50 degrees or above temperatures.

Also, if youre using a solvent-based coating, keep it at 70 degrees so it can spray or roll on a roof, even if the surface temperature is 35 to 40 degrees.

    What Is Roof Sealant

Roof sealants are adhesive coatings that create a protective barrier over a roof, chimneys, vents and flashing. This materials purpose is to seal cracks, gaps and damaged areas from the environment, keeping the elements from penetrating the home. They can fix leaks or prevent them from happening in the first place.

These adhesive coatings can be critical to a home. They can patch damaged shingles or flashing, or seal holes around fasteners in the case of solar panel installations or chimney repairs. Roof sealants are also important for new roof installations, as they can seal flashing or be used to join layers of rolled rubber roofing materials.

Best Time And Conditions For Application

How To Apply Silicone Roof Coatings Using Black Jack® Silicone

The best conditions for applying elastomeric roof coatings are when its dry and mild outside i.e., not too cold or hot. Residual moisture and humidity can affect the coatings adhesion and integrity, so its best if there has been no precipitation several days before applying, with no rain in the forecast for 24-48 hours. Cold and hot temperatures can affect the coatings viability, but sunny, mild conditions will help it dry faster. If you can choose the time of year, shoot for applying the coating on a dry autumn or spring day.

Clean And Pressure Wash The Roof

Preparation is key to a successful coating application. Before applying the coating, the roof must be clean, dry, and structurally sound.

Remove all debris and dirt from the roof. For heavily soiled areas, loosen the dirt with a broom or brush. Clean the entire surface using a power washer capable of 2,500 to 3,500 p.s.i. with a 30-degree cleaning tip. Keep the tip about 18 inches from the roof surface and spray with a gentle sweeping motion. Use a push broom to push standing water toward the drains.

Allow the surface to dry completely before moving to the next step.

    How To Caulk Your Camper

    1. With mild soap and water, wash your entire camper. If you have a pop-up camper, wash your camper with the pop-up closed. If your camper is not clean, you are not going to see the seals as easily.

    2. Inspect your entire camper for seals that are cracked or coming away from the fixtures . Mike recommends focusing in particular where fixtures meet the roof or side walls.

    3. Remove the old caulk by spraying the caulked areas with a strong citrus cleaner . Mike recommends Goo Gone because it is a strong citrus cleaner that works well.

    4. Use a putty buddy or other plastic scraper to remove the old caulk. For easy removal, use a thick, high quality scraper .

    5. After removing the old caulk wash any difficult to remove sealant with the citrus cleaner. Then clean it off with soapy water and wipe it clean. If you do not wash the citrus cleaner off, it could dissolve in the new caulk and make it so the new caulking does not completely seal.

    6. Using a caulk gun, seal the body of the camper with Geocel and the roof with Dicor. After applying the caulk, it should look like the photo below.

    7. Use a spray bottle to spray soapy water on your hand.

With your soapy fingers, wipe the excess caulk off with your fingers . This cleans up the caulk and keeps your hands clean.

After you wipe away the excess caulk, the finished seal should look like the photo below.
