The Greatest Advantage Of A Silicone Restoration Membrane Vs A Complete Tear Off

How To Apply Silicone Roof Coatings Using Black Jack® Silicone

The greatest advantage of an SRM is thats its considered a repair. Its not considered an additional roof system on top of the pre-existing one.

Building codes say a building can have a maximum of two roofs.

So, if you already have two roofs, and you arent eligible for an SRM, youll need to perform a complete tear-off before adding a new roof.

Lets compare the two most popular commercial roof coatings, silicone, and acrylic.

The Downside Of Foam Roofing

It may seem as though spray foam roofing is the ideal choice for a flat roof. Still, there are some concerns to keep in mind:

  • The upfront costs can be higher. The cost to install a brand-new spray foam roofing system, on average, is about $8 per square foot. Other types of roofing systems can have lower upfront costs. As noted earlier, though, the energy savings with a foam roofing system can make up for the higher initial costs within the first several years.
  • Beware of inexperienced installers. Applying foam roofing seems easy. So easy, in fact, that some roofing companies subcontract the installation to crews that dont necessarily understand the intricacies of roofing. Things like waterproofing and flashing details. An installation by inexperienced workers can lead to problems throughout the lifetime of the roof.

At Behmer Roofing, we do not subcontract any of our labor. Its all done by full-time employees of our company who are trained in every aspect of roofing.

How Does A Roof Coating Restoration Actually Work

We talk a lot about our roof coating restoration system, and how silicone can save building owners time, money and headaches, but people may still not understand exactly how the process works and the exact benefits of our system. We are going to tackle the basics of our system in this post: what it does, how it helps you, and how you can expect to benefit from it.

It Is Limited To Flat Roofs

A silicone roof coating will not work very well on pitched roofs. We know that very few homeowners are clamoring to install a silicone roof coating for their house, but not all commercial roofs are flat. If you have a pitched commercial roof, silicone will not hold up or perform as well as some other types of roof coating systems.

% Of Installs Will Follow The Steps Below:

  • Clean roof surface with a power washer, preparing it to receive coating. Use a minimum of 2,000 psi of water pressure. Be sure all loose dirt and debris is removed.
  • Once roof is dry, make any necessary repairs to drains, seams, flashings, and fasteners to get them in good working condition.
  • Perform adhesion tests and, if necessary, apply a primer to your roof to improve coating adhesion.
  • After making repairs, apply coating at the proper rate for your roof type. Use a medium nap roller to spread the coating out as evenly as possible.
  • Clean all tools and equipment with mineral spirits. Do not use water.

Using Roof Marking to control your thickness

Roof marking is a common method used to ensure you install the proper amount of coating on all areas of your roof. Basically, you create a grid on your roof, made up of 10×10 squares. Then, using the chart above, you determine how much coating you need to apply within each square. This keeps your thickness accurate and consistent.

You can use chalk, spray paint, a sharpie anything highly visible to mark off the squares.

    Items Needed

To complete a roof coating from start to finish, youll need a power washer, a leaf blower, a stiff bristled broom, a medium nap paint roller, a long handle to keep you from bending down all day, and mineral spirits.

    How Do Roof Coatings Work

Roof coatings are made of silicone, acrylic, or urethane and are designed to reflect heat off of the roof’s surface while also acting as a barrier for wear and tear that might eventually cause leaks or other damage. Highly reflective white silicone coatings are among the most popular, thanks to their weather resistance, cooling properties, and extended durability.

Roof coatings can be applied to many different roofing materials and on roofs with a variety of different pitches and slopes. Almost all types of roofs can be coated, including flat roofs, metal, modified bitumen, BUR systems, and more.

    What Is Silicone Roof Coating

Looking for a long-lasting roof restoration solution? Silicone coatings are a terrific choice! Depending on the system installed, many Silicone applications can last anywhere from 15 to 20 years.

Roofs on commercial buildings as well as residential buildings are installed to last for a long time, but the truth is that they do not last forever. They are prone to wear and tear weather deterioration, and gradual damage that happens over time.

When their service life expires, they are no longer covered by the manufacturers guarantee and begin to deteriorate. Many commercial building managers use this as a cue to replace their roofs completely to keep their warranties. However, doing so is prohibitively expensive.

What Happens At The End Of The Coatings Life

How to Apply GacoPro 100% Silicone Roof Coating

So, what happens in 10-15 years after you install a silicone roof coating on your roof? Do you have to tear off the old roof to remove the coating? Do you have to strip and re-apply the coating all over again? No! At the end of the coatings life, simply re-spray a new coating onto the roof surface, directly onto the previous layer of coating. It is as simple as re-applying the coating the same way you did before. You will have to power wash the surface again, but no primer will be required. Once the second layer is applied, your roof is under warranty for 10-15 more years depending on the thickness that you applied the material.

    The Basics Of Foam Roofing

Although there are many types of flat roofs, foam roofing has become one of the most popular. Even though other types may make better sense for a particular home, people are most familiar with spray foam roofing.

Spray polyurethane foam, commonly referred to in the industry as SPF, is sprayed as liquid. The liquid material expands into a foam, forming a solid layer thats usually an inch to 1.5 inches thick. It can be installed as a new roof system or over an existing roof.

Create a roof with a seamless membrane that seals out all water and prevents any future damage. Pooling water, strong UV rays, and intense wind are no match for our silicone roof sealant. Silicone works well for a variety of roof types including metal, singly ply membrane, granulated modified bitumen, and sprayed-in-place polyurethane foam roofing.

    Silicone Roof Coating Benefits

How Often Does A Roofing Contractor Come Out For Maintenance Why

Spray Applied Coatings For Your Roof

You want a roofing contractor to come out at least once per year. This is to recognize damage on the coating system that couldve been caused by another contractor .

This is a big issue that weve seen through the years.

The HVAC guy comes up to repair the AC, removes the panel, and just stabs them into the roof creating a hole. Or they will drop screws and tools, step on them, and create holes.

Either way, this is unacceptable, and a building owner shouldnt be liable for anothers mistake.

The trick is to catch these instances as early as you can to prevent damage and alert the offending party.

Another reason you want a roofing contractor on your roof at least once a year is to identify common draining issues, such as a clogged drain.

    It Is Prone To Tearing

Silicone roof coatings are inherently prone to tearing. They are not as durable as some other types of roof coatings and should not be installed in areas where hail, foot traffic, and abrasion are common. Hail and debris whipped up by the wind could create a tear in the coating and expose the substrate. When a tear occurs, the entire coating can become compromised.

Tears can occur in many ways, including hailstones, heavy tools hitting the surface, pest infestations, falling debris from trees, and more.

Roofs That Require A Primer For Adhesion

Finally, which roofs require a primer to allow silicone adhesion? Which roofs have we discovered that you must have a primer before installing a silicone coating?

    EPDM

Thats it, thats the list. After all the roofs weve installed coating on, EPDM is the only one that weve found to require a primer. Thats pretty good, right? EPDM, like single-ply, has a film on top of it after installation. This is a thin black film that doesnt go away on its own. If you walk on an EPDM roof, your shoes will actually become black from this film. The primer we recommend is actually rinseable. You spray it on the roof and then powerwash it off about 15 minutes later. This clears off the black film and preps the roof for silicone installation.

Silicone Vs Acrylic Roof Coatings: Which Is Right For My Roof

Commercial roof coatings are a perfect solution for those property managers that are looking for a simple solution for a leaking or aging roof. Silicone and acrylic roof coatings are both popular options that can solve your leak problems and prolong a roofs lifespan.

However, it depends on the roofing system, conditions and current temperatures as to which option best suits your commercial roofing restore needs. Knowing the benefits, drawbacks and limitations of silicone and acrylic coatings can help you to make a more informed decision.

    BENEFITS OF SILICONE ROOF COATINGS

Silicone roof coatings are extremely UV stable and reflect up to ninety percent of the suns harmful rays. This greatly reduces the cooling load, lowers utility bills and increases indoor comfort.

They are also very flexible and durable due to the high concentrate of solids. This composition of high solid requires less material and allows for a single application, saving time and labor.

They can withstand extreme temperatures, downpours and oxidation. Silicone coatings are better at protecting structures from ponding water than acrylic coatings.

    DRAWBACKS OF SILICONE COATINGS

While silicone is an excellent choice, they tend to attract dirt and dust which requires routine maintenance to avoid the coating from losing its reflective benefits. Silicone coatings are also slippery when wet, requiring a Walk Pad installed in highly trafficked areas.

. In this regard, what is the best roof coating?

Acrylic roof coating is the best for over sloped roofs. Acrylic is more popular than Butyl because it is more environmental friendly and lasts longer. Polyurethane coating is the best for EPDM rubber roofs.

Furthermore, how long do silicone roof coatings last? One of the most redeeming qualities of silicone roof coatings is the ability to age without using millage over time. A good silicone coating could last up to 15 years with proper annual maintenance and inspection of the roof after any weather impacting events.

How Do Silicone Roof Coatings Work

The concept is straightforward. We use a tough single-component, high-performance, solvent-free, moisture-curing product that is 100% solids. This layer is a high-performance membrane that forms above a roof to seal all seams, blisters, and seams. As such, it protects the roof from the elements, reducing depreciation, cellular infiltration, wear and tear, and finally, weathering.

Silicone roof coating is often applied as a roll-on or spray-on substance that covers all of your roofs cracks. It effectively prevents the elements from exploiting any pre-existing flaws, allowing the roof to remain in good condition for longer. Note, however, that a silicone roof coating will not improve your roofs insulation. It will however protect the roofing material fr the elements and allow you to postpone roof repair expenditures.

Chapter : How Much Does A Silicone Roof Coating Installation Cost

For an average 20,000 sq. foot commercial roof, it will usually cost between $2.00 and $3.50 per square foot in materials and labor to install a typical Silicone Restoration Membrane System.

To get the best silicone roof coating system for the right price, you will need to consider these key factors:

Can You Paint Over Silicone Roof Coating

Manufacturers design silicone caulk to the last longer and perfect for areas exposed to water. It is less prone to degrade over acrylic or latex caulks and will resist mildew. It doesnt discolor and adheres well with flexibility while drying transparent. Transparency is the key to being aesthetically attractive. However, the water-resistance nature requires special preparations for painting it.

Silicone roof coating has many benefits, as we have covered, and is a popular choice in a flat roof coating. However, there are cautions to know of, such as when wet, it is very slippery, in part because it is water-resistant. Any contractors that require roof access to install or repair equipment, such as theHVAC system, should wear slip-resistant shoes.

When having a silicone roof coating applied, be sure the roof is dry because any moisture will compromise the adhesion to the roof. If the existing roof is a dry cap sheet roof, experts recommend it to apply a base coat of silicone with a second coat afterward. Although not required, sometimes using fabric or tape on loose seams for reinforcement is recommended by experts.

What Does Silicone Coating Do During Its Life

Once installed, many people dont know what silicone roof coatings provide, and how beneficial they are. They provide protection from the elements, as coatings create a seamless, waterproof, monolithic membrane that stops leaks and resists ponding water. Silicone roof coatings are also reflective, meaning they keep the surface of the roof cool despite the suns rays, meaning your building stays at the proper temperature. These benefits all come from a system that is spray-applied in liquid form, directly to the existing roof surface. There are no roof deck modifications and no major structural changes made. Simply apply the coating to the existing surface.
