What Are Some Of The Cons Of Epdm Versus Other Types Of Flat Roof Materials

For property managers, rubber roofing is not a do-it-yourself kind of project, and even for many roofing professionals the process is not easy to master. While the overall installation has less steps and less risk than other types of roofing, like modified bitumen, the devil is in the details.

An inexperienced roofing installer will easily miss problem areas like around vents pipes and other roof features that require fitting. These areas, where you cannot cleanly and evenly lay down a sheet of membrane, is the most often cited problem area for minor leaks and cause for not passing the manufacturer’s warranty inspections. Therefore, its critical to get a reliable professional roofing company to install the EPDM roofing system correctly the first time.

Another commonly cited problem with EPDM comes down to aesthetics: especially among homeowners, some do not like the colors . However, there are acrylic coatings are designed specifically to be used with EPDM and are flexible to match to any color youd like.

The Average Cost Of Labor

Rubber roofing contractors typically charge an average of $75 and $90 per hour on top of the cost of the materials. They may increase prices for places that are more difficult to access. If you need to remove an old roof, youll probably add about $1 to $2 per square foot to the cost. Two or more layers will require removal.

Epdm Vs Modified Bitumen

Modified Bitumen , which has been a staple in the roofing world since the 60s and the replacement of old BUR has a few advantages: more than any other roofing material, it can take a lot of abuse . However, because a blow torch has to be used to mold the material into place, the degree of installation error is much higher. More installation errors mean more seams and an uglier looking roof.

Ironically, while mod bit can stand up better to more foot traffic and is itself more durable than EPDM, its very rarely perfectly installed, even by seasoned professionals, which leads to a shorter life expectancy and more repair work needed. Plus the actual application of mod bit is messy, smells bad and is difficult to find the source of leaks down the road.

With mod bit theres always the possibility of burning down the building, leading to a higher insurance cost and it does not stand up to ponding water very well. No roof is perfectly level and ponding water is when water sits in one spot on the roof without properly draining off the side. Left alone, ponding water often causes significant damage to flat roofs.

EPDM on the other hand is easier to install, is very reliable and stands up to ponding water exceptionally well. Side-by-side the only weak point in EPDM vs. Mod Bit is that EPDM is less durable against high foot traffic. However, this can be solved by installing a ballast system with walking pads.

Standing Seam Metal Roof

A standing seam metal roof system is a series of metal panels that are locked together at the seams or seamed mechanically. This allows for panels to expand and contract freely when the metal panels go through thermal expansion.

A standing seam metal roof is a great roofing material for a flat roof. It will have a better aesthetic with color options and is longer lasting than the membrane roof systems.

As long as its properly installed and your attic is adequately ventilated, theres no reason you shouldnt get at least 30 years out of your standing seam metal flat roof. Under the ideal conditions, a standing seam metal flat roof could last for 50 years.

However, the extra life and aesthetics come at a higher price, and it will be more expensive than all 3 types of roof membranes.

Roughly 95% of EPDM roof failures are due to poor installation. Hiring a team of experts will ensure the job is done right, helping to maximize its lifespan.

How To Apply Rubber Coating And Where To Pay Attention To

One of the great benefits of liquid rubber is the ease of application. There are only three basic steps to a liquid rubber application. Whether spray, brush, trowel, or roller, the coating will adhere to almost every surface concrete, stone, bitumen, EPDM, wood, PVC, metals, foam, tile, and zinc.

Step 1: PreparationA properly prepared substrate is paramount to the optimal application and performance of a coating. In the case of liquid rubber the substrate needs to be clean, dry, free from grease, dust, and other particles. Power washing the area is recommended. Cracks in the surface should be repaired beforehand for the best waterproofing result.

Note: Poor surface preparation may result in failure of the coating system adhesion is affected leading to preventing optimal performance.

Liquid rubber coating is also flexible regarding application: roller, brush, trowel and sporay are possible.

Step 2: ApplicationLiquid rubber should not be applied in temperatures below 5°C , nor when rain is expected within 24 hours, so make sure to check the weather. The coating can be applied with a brush, trowel, roller, or spray, and is cold applied. The minimum layer thickness for a waterproof membrane is 2 mm. When painting, the average coverage is 1 L per m2, yielding a 1 mm thickness. The coating is not applied in one thick coat but rather built up through layering.

Note: Always study the manufacturers instructions on application and obey them.

Why Is Epdm The Best Roof For My Property

EPDM roofs are subject to extreme resistance tests, are environmentally-friendly, and greatly affordable. In some cases, rubber roofing materials for flat roofs might have little color variety. However, their durability, lifespan, and UV, heat, and hailstorm resistance are evidence enough that they are excellent investments worthy for any property.

Flat Roof Waterproofing With Industrial Rubber Coating For Metal

Because of the unique combination of versatility, flexibility, and high performance, there are many areas which can benefit from liquid rubber, including roofing, concrete sealing , environmental protection barriers, and waterproofing ponds, planters and basements.

The benefit of having a liquid rubber waterproofing coating installed is that there is limited down time, limited work hours, and so limited extra costs. The basic application process for waterproofing a flat metal roof might look as follows:

  • Power wash the area to be coated and, once dry, clean the area of all debris and particulates.
  • If there are cracks greater than 3 mm use a joint filler or mastic to fill them in.
  • At an expected coverage of 1 L to 1 m2, pour the desired amount of liquid rubber onto the roof, and spread across the area using a roller or brush. Once the roof is coated evenly, leave to dry.
  • Once the first layer is touch dry, repeat the procedure for the second coat.
  • Leave for 48 hours to cure fully.

    Epdm Roof Maintenance And Cleanings

Like any other roofing material, EPDM roofs may require occasional maintenance and repairs. The good news is that repairs for rubber roofs are normally quick and inexpensive. Applying special tape or liquid rubber may be all thats needed to fix a leak.

Also, the maintenance needed is minimal compared to other roofing types. Some EPDM roofs require no maintenance other than an acrylic paint job once every decade. This is recommended to keep the color of the roof vibrant throughout its lifespan.

Cleaning should be done along with an inspection about once a year. The roofs should be kept clean and free from debris.
