Taking Everything Into Account

Once the patch has been put in place with the sealant, we use pan-head sheet metal screws to fully secure the patch to the roof. We only use screws long enough to secure the patch to the underlying roof panel to ensure we donât screw into the underlying roofing panels, decking, or rafters. Then, weâll use a putty knife to remove any sealant coming from the edge of the patch. It typically takes a week for the sealant to cure entirely.

Option 2 Remove And Replace The Entire Metal Roof
The cost for labor and materials to install a metal roof will cost between $8 and $15 per square foot.
Add in the labor to remove the existing metal roof and the cost to transport the materials to the landfill, and you may be approaching the $15-$20 per sq. ft. range.
Starting fresh with a new roof is nice, but if cost is important, there are better options.
Install And Secure The Repair Patch
Liberally apply a sealant to the metal surface within the pencil outline, avoiding gaps at the edge. Press the patch to the damaged area. Sealant should squeeze out from the edges if it does not, apply more sealant.
To secure the patch, use metal screws. Space the screws 10cm apart, within 5cm of the edge of the patch to form uniform pressure. The screw should only attach the patch to the panel below it shouldnt go through to the roof space below.

Then, we firmly press the patch over the damaged areas, and then weâll see sealant squeeze from the edges of the patch. In any areas that do not have sealant oozing over the edges, we apply more sealant to ensure itâs fully covered.
