What Are The Roof Options For Residential Construction

DIY: How To Reroof A Roof

Texas experiences two severe weather conditions i.e. hail and high winds. Though homeowners have several options to choose from, asphalt shingles is the most common roofing material used for residential properties. When choosing asphalt shingles, select the ones that meet ASTM D 3161 Class F or ASTM D 7158 Class H requirements. Most of the manufacturers indicate the compliance on the wrapper of the shingles.

Types Of Roof Permits

There are several different types of roof permits that you should be aware of to make sure that you apply for the right one. For a residential re-roofing project, you should be able to get by with an over-the-counter express permit, which allows for same-day processing and applies to the tear-off and overlay portions of this type of project. In the event that your re-roofing project is part of a larger development project, additional permits may be necessary.

For instance, a separate roofing permit must be obtained for installing a roof on a new home. Its also important to note that commercial re-roofing projects require an entirely different roofing permit. The difference with these permits is based on the size of the project at hand as well as the type of project that you wish to complete.

Check The Pipe Collars

In homes, there are pipes that carry exhaust out through the roof. These pipes are made either of copper or, in the case of newer homes, PVC. Pipe collars are placed in the area where the exhaust is vented to prevent leaks. Pipe collars, like flashing, are another important step that may be missed by inexperienced roofers or skipped by plumbers trying to cut corners.

There are only two types of people who can apply for a building permit. The first is the homeowner. If the homeowner will be doing all of the work and not hiring outside help, they can apply for the permit themselves. However, if you will be paying someone to do the work for you, i.e., a contractor, the contractor will need to apply for the permit. Only a licensed contractor can apply for a permit. A general contractor can also apply for a permit that covers their subcontractors.

Are There Any Conditions That They Wont Send Their Crews Out In

The best weather conditions for installing your roofare between 50°F and 80°F. When its more than 85°F on a roof, it can feel like 130°F because shingles are a beacon for heat. The crew is at risk of heat exhaustion, heatstroke, or dehydration. At high enough temperatures, shingles become too hot to even lift without gloves, and the fiberglass on shingles can come right off.

Similarly, if the temperature is too low, then the shingles can become brittle enough to damage, and fingers can become too cold to maneuver adroitly. Finally, shingles are installed using both nails and an adhesive activated by the suns radiant heat, so on a day thats too cold, the adhesive will not be activated .

We dont send our crew out when its too cold or too hot for these reasons.

What Are The Steps In Applying For A Roof Permit

If you decide to go ahead and get a roof permit, there are several steps that will need to be completed:

    • You or your contractor must contact the local building department about what kind of work is planned.
    • The inspector from the city hall will come out and review plans for any proposed modifications to make sure they match with local and state guidelines.
    • If the inspector finds any problems with your plans, they will need to be corrected before work can continue or a permit may not be issued.
    • You should contact them as soon as possible for this so there arent delays in starting construction on your roof replacement project.
    • The contractor will then be issued a permit, which is required throughout the course of construction.
    • You can also receive an inspection notice once your project starts to make sure its following all safety codes and regulations.
    • If there are any violations that need fixed you should contact them as soon as possible so deadlines arent missed.

What Are The Negative Consequences Of Not Having To Get A Permit For A Roof In New Jersey

On the surface, this may seem like a win/win situation. Sure, some smaller towns may feel the loss of the permit fees more than bigger towns, but, overall, homeowners get their roofs installed faster and save money, and contractors save themselves a lot of trips to Borough Hall.

The catch, however, is that theres now one less measure in place to prevent shoddy workmanship. It shifts the responsibility onto the homeowner to make sure they get a good roof installed and hire a good contractor. Which Type Of Underlayment To Install

    Roofing Permits

Homeowners need to install a minimum of No. 15 underlayment for asphalt shingle installation. It is mandatory to have two layers of felt for roof slopes from 2:12 to 4:12. If the roof slope is 4:12 or greater, only one layer felt is required. The roofer needs to install the felt as per the instruction of the building code or the shingles manufacturer.

    How To Get A Permit

The homeowner is legally responsible for obtaining any required building permits and should provide the municipality with detailed information and plans of the renovation as well as any other documentation requested. If you have a contract with your renovator, it should specify which permits you need and whether the renovator will obtain them on your behalf. If so, you’ll need to draw a letter of authorization allowing the renovator to apply for the permit on your behalf.

You can get a permit application from the local building department in your area. You should send the application to your local planning department for land-use approval and to the local sanitation authority or department of environmental quality for sanitation and septic approval. Plus, you’ll have to pay a permit fee upon your application.

After submitting your application, the municipality reviews your plans and drawings, making sure you aren’t breaching any safety codes or going against important zoning areas. Municipalities try to make the reviewing process as quick as possible so that homeowners don’t have to wait with their projects for too long. They approve smaller, simpler projects in several days, but reviews of more complex projects might take several weeks.

The Benefits Of A License And Insurance

By working with a contractor with the right licenses and insurance coverage, you will get more value for your money. It gives you peace of mind knowing the roofing contractor has the required skills and education in their trade to deliver exceptional results. More often, a roofer will need to pass an exam and stay updated with the newest techniques to get and retain their license.

Insurance coverage, however, ensures youre protected from potential financial liability should an accident happen within your property in the course of the project. While general liability coverage protects you and your family from financial loss should the roofer damage something on your property, workers compensation protects the contractor and their crew from accidents.

    Is There Structural Damage

How Much Does it Cost to Reroof Your Own Roof?

If a roof has structural damage from a wind storm, exceedingly large snow load, hurricane or a tree falls on the roof, then permits are usually required to do the roof repairs.

Structural damage is generally considered more serious and may need a set of plans and an engineering review by the building department.

Leaking over the long-term: damaged roof sheeting, rafters or trusses.

Plywood or OSB roof sheeting can be badly damaged when exposed to moisture from slow and long-term leaks. Rafters and roof trusses may likewise suffer damage from these types of leaks. Wood rot and deterioration weakens framing members over time and some of the framing members may need to be replaced. Depending on the severity of damage, a permit may be required to repair and correct these problems.

When not repaired for long periods of time, wood rot and mold and mildew may develop.

When Permits Are Required For Roof Replacement Projects

As Engineers and Architects, we consistently hear the following question floating around the industry: does replacing a roof require a permit?. And more recently, does replacing a roof require the installation of a green roof and/or a photovoltaics, known as a sustainable roofing zone? The code can be overwhelming and confusing to the laymen, and this article will attempt to clarify and delve deeper into this issue that will inevitably affect building owners and property managers all over New York City at some point during a buildings service life.

RCNY 101-14, Chapter 100, Table 2 section IV Roofs item #1. states, Roof repair and reroofing ABOVE the deck/sheathing. Roof repair or replacement, limited to the roof membrane, roof coverings, cant strip, and any insulation ABOVE the roof deck/sheathing, provided that the New York City Energy Conservation Code does not require additional thermal insulation for the roof.

To complicate things further, the New York City Energy Conservation Code almost always comes into play, as additional insulation is almost always required. This is related to that fact that the NYC ECC is constantly changing, and buildings are required to lessen their impact on the heat island effect. This will almost always trigger the requirement for filing and a DOB permit.

Is Roofing Permit Essential If Yes How To Apply For It

It is mandatory for any residential or commercial property in the state of Texas to have a roofing permit. The Federal Emergency Management Agency terms it as an important part of roof-replacement procedure and failure to obtain the permit could result in delayed construction or fines. You need to check with official city or county building codes to get a roofing permit before starting any remodeling project.

How to properly install a storm flat roof following all Florida/Miami Dade HVHZ codes!

Homeowner associations may have requirements regarding repairs and reroofing. They may not allow or want repairs that fail to match the existing roof color or material types they want the repairs to blend in, not stand out.

When reroofing a homeowner may be required to go through the homeowners architectural committee or board to satisfy the association requirements.

Permit requirements vary from locality to locality, depending on what is being done. In some building jurisdictions you may be required to obtain a permit to repair or reroof a house and in another building jurisdictions no permit may be required.

Small repairs, especially non-structural one, may fall in the category of maintenance.

Building codes have changed, especially in areas subject to high fire or wind risk building departments in these areas are prone to require permits for a number of repairs and for reroofing.

Checking with the local building department is recommended. Calling or visiting your local building department will generally answer the question of when a permit is required. A number of building departments may even have helpful information available on line.
