How Do You Know If You Need A New Roof

At the end of the day, how long does a roof last? No matter what kind of material your roof is made from, the amount that it will last depends on a wide range of factors such as the type of roofing materials used, whether or not it was installed over other layers of roofing material as well as how it was originally built and installed in general, and the climate and region that your home or other property is located in.

Knowing when you need a new roof is an important part of being a homeowner, no matter what kind of roof you have. While various types of roofs have different lifespans, an asphalt or wood shingle roof, a slate roof, a metal roof, a tin roof, a tile roof, a composite roof, thatched roof, or any other kind of roof all need regular inspections and maintenance.

How Long Does Other Types Of Roofing Tile Material Last

Whether you choose, clay, concrete or slate roofing tiles here are a few things to consider:

  • Clay tiling has the advantage of being more durable and long-lasting than concrete and because it wears so well it can add much to the resale value of a home and may well last 100 years or more.
  • Concrete tiling tends to be around 50% less and has a lifespan of approximately fifty years although despite having a similar appearance to clay. to read more about concrete versus clay tile.

What Is The Difference In Roofing Underlayments

There is a big difference in underlayments and I cant stress this enough: the underlayment is your roofing system and is the most important thing. Dont skimp on the product. The Tile Roofing Institute says the minimum underlayment required is one layer of ASTM D226 Type II /ASTM D4869 Type IV or ASTM D 1970 , meeting AC 152. Make sense? No? What that means is the basic system must have a minimum of one layer ASTM grade 30 pound felt. We dont recommend this. For a few bucks more you can get a 40 pound felt and for a few more bucks you can get two layers of a 40 pound.

The best system to give your roof the longest life span is a self-adhering tile underlayment. I say that but if you ask two roofers you will get three opinions. Some experts will say that two layers of anything are better than one layer of the best underlayment for tile roof in Arizona.

Whether you have a clay tile or concrete tile roof, you can expect the tiles to last an average of forty to fifty years. In some cases, the tiles could last nearly double that, but it requires perfect conditions and care and inevitable repairs along the way.

Your roof is incredibly durable in part because of the material and because it includes an underlayment or felt layer underneath that prevents water from damaging the integrity of the clay or concrete.

Although the tiles themselves last for many decades, the underlayment needs to be replaced every ten to twenty years. Your timeline depends on what the weather is like, the quality of the roofing underlayment, and how well you maintained your roof in the intervening period.

How Long Do Tile Roofs Last In Florida

Tile roofs are popular roofing types in Florida due to their style and waterproof nature. Florida roofing tiles commonly consist of materials like slate and terracotta.

Tile roofs typically have a longer lifespan than asphalt ones. The average lifespan of a Florida tile roof is between 25 and 30 years. However, routine maintenance is necessary to preserve these roofs and ensure that they last as long as possible and can withstand the harsh Florida weather conditions.

Properly maintaining a tile roof includes the following tasks:

  • Clearing the roof of debris and branches: When debris such as small leaves, twigs, and seeds accumulate under roof tiles, it can affect the durability of the felting under the tiles and cause water to seep into the home.
  • Preserving water flow: Blockage from debris and tree branches can cause water to sit on the roofing tiles for extended periods, breaking down the tiles integrity over time. Clearing debris and cleaning your gutters are essential tasks to maintain water flow down the slope of your roof.
  • Removing algae: Clay roof tiles often attract algae. Leaving algae unattended on your roof can cause the tiles to deteriorate faster, reducing your roofs lifespan.

You should always hire a professional roofing contractor to complete these maintenance tasks. Roof tiles can easily break without the proper care and consideration during cleaning.
